Board Update

The Declarant Board of Directors has approved the 2026 Master Budget with a $5/month increase. After careful analysis, it was determined the Master Assessment needed to be increased to keep up with the added expenses the Association must take on as the project gets closer to completion. Based on the Reserve Study performed in 2025, the current assessment rate will also not keep up with inflation.

  • Master Association Assessment - $210 per quarter
  • Townhome Service Area Assessment - $345 per quarter
  • EC Condominium Assessment - $60 per quarter

The Declarant Board of Directors have updated some of our documents.

This will affect rental homes in the community. For Lease/For Rent signs will no longer be permitted for Townhomes or single family homes. This policy was already in place for the Condos, so this change is to enhance the community aesthetic with less signage and make the documents more consistent across both Associations.

Courtesy notices will go out to those with rental signs to make sure the information is communicated outside of this correspondence.

Homeowners Association Info

Alleyways are One Way

Please be respectful to your neighbors. Drive the correct direction in the alleyways at all times. This is for the safety of our friends, pets, kids, and vehicles.

The alleyway directions were chosen to help decrease blind spots, improve traffic flow, and to establish a safer routine so residents are not met head-on with their neighbor. The alleys are too narrow for two-way traffic.

Bus Stops

Please remind your kiddos to use the sidewalks while walking around the neighborhood. This is for their safety, as well as the preservation of neighbor's grass and irrigation systems.

Winter Decor

The holiday season is upon us! Please make sure if you decorate: all decor needs to be removed by January 15th.

Lawn Care

Treat your rocks and remove the weeds. Yards also need to be treated if you have aster (little white flower with woody stems), or dalis grass. Spurge and aster is easily pulled.

Please mow and edge yards until they go dormant for the season.

Speeding

School is in session. We have several bus stops within the community. Please protect our children by driving at or below the posted speed limit. The stats below are for adult pedestrians. Imagine how much lower those stats are for a child.
