Modifications to the Exterior of Your Home
The Board would like to remind the community that any exterior modification/change to your home must go through architectural review.
Please see the Document Library > Architectural Request for more information on Preapproved projects, fee schedule explanation, how-to guide, and the application through Architectural Plan Review.
What happens if you make changes without approval?
You run the risk of your project not being approved after completion, which means it has to be removed. This can include sheds/pergolas, trees, paint, door replacements, and much more.

PDK - Amenity Access
May 1st will be here before we know it! This is the official Pool Opening Day for the season.
Is your access up-to-date?
Swing by the Amenity Center and double check - you should be able to open the restroom doors in the pavilions between 5am and 10pm.
If not, there could be a few things wrong:
- Did you recently get a new phone? - You will need a new link.
- Are/Were you past due in Assessments?
- Did your lease expire since October?
- Access is not transferrable. You must complete the waiver to receive access.
Message the office if your access is not working.
Are you a new resident? Check out all of the information available to you, including Amenity Access, through our website:

Tree Pruning
Pruning is essential for the tree's health. Hire a certified arborist, or make sure you research before you prune them yourself.
If you have suckers along the trunk, please remove these. The larger they become, the more energy it pulls from the true branches.
All trees should be worked up to a 6-8' canopy base as the tree matures. If the tree is along a sidewalk, they need to be pruned up to 14' to allow safe passage of school buses, delivery trucks, etc.
Please seal your cuts!
Oak wilt is a fungus spread by the nitidulid beetle. They enter through fresh cuts. The fungus then spreads through the root system. Prune by the end of March to help prevent this from entering our neighborhood.

Don't know which phase your home is in? Check out https://search.wcad.org/. The legal description should have it in there.
Otherwise, you can message the office.
| |
Homes in Phases 1 & 2
Stinchcomb Rd, Moose Rd, Thurman Holt Rd, Oconee St, Adeline Rd, Watkinville Rd, Gracie Way, additionally, Doodle Ln (west of Flowers Ave) & Flowers Ave north of Emory Crossing should be completely free of tree stakes unless you have a new tree that is under 2 years old. Please message the office if that is the case.
Tree stakes should be removed by 1-2 years of your tree being installed.
You should be able to move the stake back and forth to loosen the dirt enough to remove it.
| | | |
What happens if you do not remove your tree stakes?
Your tree's root system will not be as strong as it needs to be, shortening their lifespan. Trees need to sway in the wind to build that strength.
The tree roots will grow into and around the stakes. This means the stake needs to be cut, leading to the danger of leaving a rusty piece of metal in the ground. Tetanus anyone? I hope not...
Not moving the straps can lead to ugly marks on your trees due to the trunk growing around it. This leads to strangulation of the tree, also shortening the lifespan.
One day, sooner than you think, our neighborhood will have beautifully shaded yards and sidewalks. But we have to maintain the trees properly to get them there!
| | | |
Fence Stain
Most fences need to be stained, as they are showing wear. Please use the approved color: Wood Defender, Color: 200 Series, Semi-Transparent Sierra.
| | |
Dead Trees
These must be replaced with the same species. Otherwise, please submit an Architectural Review Project. Use the City of Hutto's UDC to select your Native Tall Tree.
Is your tree dead and you can't replace it yet? Please remove it and send the Association a message so we can notate your account with your action plan.
| | | | | |
Aster Weed
While it may look pretty while in bloom, it will take over your entire yard. Once the blooms die, they become a woody, ugly mess. Unfortunately, our yards are required to be mostly sodded.
Wet the yard well and pull these weeds before they spread.
| | |
Trash/Recycling Bins
Store them out of view when it is not trash day.
If you have an alley, you may store them on the driveway near the garage door.
| | | | | |
Weeds in the Rocks
Spray a post emergent &/or pull these weeds and grasses out of the rocks.
This will most likely have fines attached if you have received notices within the last 6 months.

Enforcement Notices Quick Summary
Delivery of Notices: Email and USPS are sent on every stage. After the Courtesy Notice, email, USPS, and Certified Mail are sent. This is the same notice, arriving at different times. Emails are sent the day the notice is processed.
Courtesy Notice: Hey, you may have forgotten, but please correct..... xyz within the cure period notated in the notice.
Notice of Violation: Uh oh... did you miss the courtesy notice? It was sent email and USPS. This notice is also sent certified. Please correct... xyz within the cure period, or request a hearing within 30-days.
Notice of Uncured Violation: Unfortunately, action hasn't been taken. Now your account has been charged $25. And your right to a hearing has expired.
Notice of Recurring Fine: This is where it gets awkward. Your account will continue to receive fines until the violation of the documents has been cured. These fines are $25, $50, $75, $100, $125.
Please note, management does not write the letters. We know they sound harsh, but it is all due to the legalese required. Please contact the office so we can talk things through and try to come to a resolution before fines are posted.
When does the notice reset to a courtesy? After 6 months of no notices for the subcategory, it will reset.
Example: January 31, a notice is sent for trash cans in view. July 31st is the full-cure period. If a notice is sent before July 31st for the same reason, it continues to escalate.
