Landscaping Tips & Tricks

Shrubs planted around the utility boxes are not required landscaping, if you have met the qualifications below (which everyone should based on their flower beds at the face of the home).

If you don't like them, you can remove them.

However, if you keep them, they must be maintained to shrub height - which is typically around 4' or the bottom edge of your window. The minimum height is 2'.

The utility boxes are typically on the property line. Both neighbors need to maintain these plants.

Design Guidelines, page 12:

Each lot will require one or more native shrubs for every 1000 sq. ft. of lot area placed in the front half of the lot and must be at least 1 gallon or at least 2ft. tall, and grow to a height of at least 2 ft.

Landscaping shall be maintained in an attractive manner. Curb appeal assists with maintaining home values.

These concerns were expressed by homeowners during our most recent Master Declarant Meeting.

Concerns and requests from the homeowners:

  • Lawn maintenance - mowing weeds makes the issue worse as it spreads seeds and runners (roots). Please treat the weeds.
  • Shrubs are meant to be shrubs, not trees. Please maintain these to a neat condition and an appropriate height. - see above.
  • Trees are meant to be trees, not shrubs. Please remove all suckers. Trees should be gradually pruned up to ADA requirements. Remove dead trees asap.
  • Parking - please be respectful to your fellow neighbors. Park in your driveway/garage. Do not block sidewalks - this is an ADA compliance issue. Do not park in Fire Lanes at any time.
  • Plastic sheds - got one? Go ahead and remove it. It is not a permitted material. See our Design Guidelines - 1st Amendment for more info. Then submit the ARC application.

Fence Stain - Approved color is Wood Defender, Color: 200 Series, Semi-Transparent Sierra.

Dead Trees - Remove dead trees ASAP. They should be replaced with the same species, unless otherwise approved.

Trash/Recycling Bins - Store them out of view when it is not trash day. If you have an alley, you may store them on the driveway near the garage door. You may not store them at the alleyway.
