SECURE BALCONY AND PATIO ITEMS


As we enter tropical storm and hurricane season, we would like to remind all residents to secure any personal belongings located on balconies, patios, decks, and outdoor spaces.


High winds associated with summer storms can easily lift and carry unsecured items such as:


• Umbrellas

• Wicker and lightweight furniture

• Planters and flower pots

• Decorations and flags

• Children's toys

• Other loose outdoor items


These objects can become airborne during severe weather events, creating a serious safety hazard and potentially causing injury to residents, guests, or damage to neighboring homes and vehicles.


Residents are encouraged to regularly inspect their outdoor areas and secure or bring indoors any items that may be affected by strong winds. Taking these precautions helps protect both your property and the safety of our community.


Balcony Project


The balcony restoration project is now underway with the first set of units being completed early next weeks. The next phase will include six units at Building 36 (Newburgh) and is expected to take approximately 3 weeks to complete. Homeowners whose units are included in this phase have already been contacted directly.


The work may include balcony demolition, railing removal and reinstallation, structural inspections and repairs, replacement of flooring and waterproofing systems, limited masonry repairs, and the removal and resetting of sliding glass doors to install proper flashing. All sliding door work will be coordinated directly with homeowners.


A four-person crew will be on-site daily between 8:00 AM and 5:30 PM. Project staging will be located near the management office adjacent to the Tot Lot, where a dumpster and forklift will be stored during the project.




Water Aerobics


Mayor Wayne Zitt and the Town Council are pleased to host Water Aerobics at the North Pool for the residents of Jacobs Ferry and Bulls Ferry every Monday beginning June 1 through August 31, weather permitting, from 10:30 AM to 11:30 AM.


These weekly sessions will be available by registration only. Click here for registration. Registration links will be included in the weekly community updates. Participation is limited to the first 15 residents who register for each session.


Sail 4th


The community is preparing for Sail 4th on July 4, 2026, when more than 30 tall ships will travel along the Hudson River between approximately 9:30 AM and 2:00 PM, passing near Port Imperial. Click Here for more info.


Due to expected large crowds and related regional events, including FIFA activities, additional safety measures will be in place. Fencing is being installed around the community to support crowd control and maintain resident safety.


Wristbands will also be provided to residents and their guests to help security identify authorized community access on July 4th. Click here to request wristbands.


Residents should expect increased pedestrian and vehicle traffic throughout the day. Additional details regarding access, and traffic.


Wristbands will be ready begining June 29th.



Parking Rules & Enforcement Reminder


Please be advised that full parking enforcement is currently in effect and will continue moving forward. Courtesy warnings and reminder emails will no longer be issued prior to enforcement action.


All vehicles parked outside of garages or driveways between the hours of 7:00 PM and 7:00 AM are required to have an active overnight parking permit.


This requirement applies to all residents, including homeowners parking on the street overnight.


Additionally, vehicles may not:

• Block fire lanes

• Park in non-designated areas

• Obstruct utility closets, emergency access points, or roadways


Please note that towing enforcement for these violations is active at all times, both day and night.
