ATTENTION RESIDENTS!

This is a preliminary notice and additional detail will be provided later.

Some of the trees and shrubs on residential property were damaged by the severe winter weather and may be in need of severe pruning, removal, or replacement. If any of these steps need to be taken on your lot, some of the work may be the responsibility of the Association to complete and pay for, and in other cases some or all of the work may be the responsibility of the homeowner.

Sorting out who is responsible for what is a determination that will need to be made on an individual basis. Association management working with Brightview, our landscape contractor, will coordinate in determining what work needs done on each residential lot. DO NOT PRUNE, REMOVE, OR REPLACE ANY TREE OR SHRUB WITHOUT APPROVAL FROM THE COMMUNITY MANAGER. Landscape work carried out by a resident to correct this year’s winter damage without the approval of the Community Manager will solely be at the resident’s expense.

Theme trees and the number of foundation shrubs specified in the Design Guidelines are the responsibility of the Association to maintain and, where necessary, to replace. Other landscaping may be the responsibility of the Association to remove but not to replace. The Community Manager will need to determine, based upon the Association’s Governing Documents, what landscaping work is the responsibility of the Association and what is the responsibility of the homeowner, and this determination will need to be made on a case by case basis.

Painting Project on Old Towne Drive

On Wednesday, May 10th (Weather Permitting), the Villa painting project approved by BRS 23.04.08F will begin on Old Towne Drive. The project will last 8-10 weeks, and will include the pressure washing and painting of 31 homes. Please use caution when traveling through this area, as the painting contractor will have vehicles, equipment, and personnel in and out of the area during the project. We appreciate your patience and look forward to the end result of this multiyear project.

Time To Ship Out

There is a boat which has been parked in the northeast corner of the Clubhouse parking lot since yesterday. We understand that there has been a LOT of rainfall over the weekend and this morning, but Recreational Vehicles (RVs) including ATVs, boats, campers, etc. are not permitted to be parked in the Clubhouse parking lot unless a temporary pass has been issued by the Front Desk team, and the RV must be moved no later than 8 AM the following morning. If no owner can be tracked down by the end of business today, the boat will be towed from the premises.

Singer Songwriter Joe West is the son of Sarge and Shirley West, the first and only African American Country and Western Duo. Raised on a healthy diet of traditional country music, rock, folk, blues, and jazz, his music is a cross between Kenny Rogers, James Taylor, Stevie Wonder, and Merle Haggard. Joe's music is a recipe for sheer enjoyment. Joe is the house band for The Nashville International Airport and a warm welcome to thousands who visit and call Nashville home. Residential Irrigation

As reminder, residents are responsible for watering their private lawns and landscape areas. This is not only a requirement for the health of the lawn but the overall appearance of our landscaping in the community. If you do not have an automated irrigation system, you are still responsible for watering your yard and beds to maintain their health and appearance. Hot weather, and little, to no rain, can play havoc with our lawns, so turn on those sprinklers if you haven’t already done this.   

The Residential Services Subcommittee is again offering volunteer assistance with irrigation system programing for those who need help setting the days and watering times. We are not able to do other repairs such as adjusting sprinkler heads, repairing leaks, or fixing system equipment that is not working properly. Those items may require a visit from your irrigation company. After your irrigation backflow unit has been installed, if you need assistance with programing, please contact Jeff Milbourn by email at milbourn24@comcast.net or by cell phone at 615-662-0675.

Also, here are a few more tips from our lawn experts for keeping your lawn healthy:

• Tall fescue grass does not need to be watered every day. It is a drought-tolerant grass capable of deep roots, but if the water is always at the surface, the roots will not go deep into the ground searching for water. Instead, aim for a higher water volume with lower frequency. With normal seasonal rain, watering twice a week deeply should be sufficient, if the rain sensor on your sprinkler system is working properly it will automatically know to skip a watering day.

• Ideally the grass will receive 1 to 1 1/2 inches of water weekly including any rain.

• Watering between 6:00 PM to 3:00 AM can create ideal conditions for turf diseases like brown patch so avoid these times.

• Water in the morning between 4:00 AM and 10:00 AM a day or two before you regularly see the mowing crews will give the grass and soil time to dry properly. It’s important to water long enough to moisten the soil about 6 inches down to foster the growth of a deep, healthy root system.

• The areas in between homes should be watered much less because they typically do not get as much sun as the rest of your yard. Work with your neighbors to ensure these areas do not get overwatered and cause a drainage issue.
