Spring Storms Bring Destructive Hail

Massive hailstones shattered windows, damaged cars, and destroyed roofs as severe weather moved across parts of Texas in April. Buildings have surely taken a beating during this spring storm season. In the urgency and scramble to recover after storm damage, it is easy to forget that roofing contractors are not required to be licensed in the state of Texas. For that reason, commercial real estate owners are inundated with "storm chasers" who operate fly-by-night businesses and often result in scams, poor workmanship, and lost capital. Who you choose to inspect and assess the extent of the damage, and determine a repair course of action is of the utmost importance.

The low slope roofs typical on commercial buildings are especially vulnerable to damage and punctures from hail. Once moisture enters the roof membrane and insulation board, it can travel beneath, making detection difficult. In that case, specialized testing services such as an infrared roof inspection would be required. Undetected water intrusion results in more expensive damage down the road for the building owner.

SCOPE OF WORK:
Conley Group was selected by Wexford, LLC to consult on this project. The building had a history of water infiltration issues and disbonding of the existing travertine exterior wall tiles. Conley Group performed remedial work to include removal and replacement of the failing travertine cladding system, modification and renovation of existing stud framing and insulation elements, reuse of the existing windows, doors, and exterior wall penetration elements. In addition, we assessed and designed for remediation the limited structural repairs and water infiltration issues associated with the parking garage.
Conley New Hires 

Conley Group is pleased to announce Kyle Hunter as the new Marketing Director. Kyle brings 4 years of A/E industry experience to his new role. He has a history of leadership serving on the Board of Directors for his home church and various professional societies. Kyle's primary responsibilities with Conley Group include marketing, graphic design, sales and business development.

Kyle is from Azle, TX, but spent the last 7 years in Lubbock, TX where he met his lovely wife, Amanda. Conley Group welcomes Kyle home!


Conley Group welcomes Gerald Delaune, our newest Senior Project Manager. Gerald brings over 30 years of experience in building envelope construction, design and forensic investigation. He has achieved RRO, REWC and RRC certifications from RCI and is also a certified Infrared Thermographer and WUFI. Gerald has been married for 32 years and has two children and two grandchildren. He is a native New Orleanian and moved to Dallas in 1989. In his spare time he enjoys playing golf and woodworking.
Spring Cleaning the Building Envelope  
Time for Inspections 

The term spring cleaning most often brings to mind images of a clean, refreshed home. However, when referring to the building envelope, spring cleaning is all about preventative maintenance. And the most integral part of a proactive maintenance program is the inspection. It is recommended to perform a thorough inspection of the building envelope twice a year - fall and spring.   

An inspection documents the roof conditions, including visual inspection of the roof membranes, roof surface conditions, flash systems, and equipment. If part of a Roof Asset Maintenance Program (RAMP), inspection reports become part of a roof database that ensure scheduled maintenance and maximized life cycle.

As part of your building envelope spring cleaning, be sure to look for signs of water infiltration. Uncontrolled moisture is the most prevalent cause of deterioration. Some of the more common signs of visible as well as hidden moisture damage, include:
  • Presence of standing water, mold, fungus, or mildew
  • Wet stains or eroding surfaces on interior and exterior surfaces
  • Flaking paint and plaster, peeling wallpaper, or moisture blisters on finished surfaces
  • Dank, musty smells in areas of high humidity or poorly ventilated spaces
  • Rust and corrosion stains on metal elements, such as anchorage systems and protruding roof nails in the attic
  • Cupped, warped, cracked, or rotted wood
  • Spalled, cracked masonry or eroded mortar joints
  • Faulty roofs and gutters including missing roofing slates, tiles, or shingles and poor condition of flashing or gutters
  • Condensation on window and wall surfaces
  • Moisture in attics
