December 2023 Home Sales

December 2023 home sales totaled 240 in the towns below, almost equal to November 2023 and also almost equal to December 2022. Median sale prices rose in some towns but price per square foot remained stable. Average time to sell is a bit skewed this month with New Canaan reporting 118 days. This is a result of several homes selling after over 100 days on the market. The average excluding New Canaan is about 26 days which is consistent with the past several months. Sales continue to go over asking price with multiple offers due to the low inventory which is expected to improve for 2024. We will have to wait and see. Sales above $2.0 million accounted for about 20% of the total, sales below $1.0 million account for about 48%.
