Fort Lauderdale

1) ArtHaus (also known as “Art Lofts” or “Arthaus”) — 26-Story Mixed-Use Tower

- What: A 26-story residential tower featuring approximately 265 apartments with ground-floor commercial space.

- Affordable Housing: Includes 43 bonus units designated for affordable and workforce housing.

- Why it Matters: A notable example of downtown infill development, combining mid-rise/high-rise living with explicitly integrated workforce housing.

2) Cypress Development (150 NW 68th St) — Large-Scale Redevelopment

- What: A comprehensive master plan for the redevelopment of the Pan American Estates mobile-home site, involving multiple buildings with heights reaching up to mid-rise. The project includes several 5-story apartment buildings, an 8-story structure, and rowhomes, totaling approximately 973 residential units.

- Affordable Housing:75 units are set aside as affordable housing within the overall development.

Several major housing projects are slated to move forward or break ground in 2026, including the Pinnacle at Cypress development in the Cypress Creek area—a 196-unit community that will offer both senior and workforce housing. Fort Lauderdale’s housing strategy continues to emphasize the creation of new rental options for households earning between 80% and 120% of the area median income (AMI), while maintaining strong support for programs that help lower-income residents remain in or purchase their homes.

Overall, 2026 is positioned to be a pivotal year for expanding affordable housing in Fort Lauderdale. A combination of new incentives, dedicated funding sources, and supportive state legislation is expected to accelerate approvals and spur additional development. Still, the city has not established a specific unit target for the year, and progress will depend largely on financing conditions and construction timelines. Ensuring long-term affordability—often through 30-year commitments—will remain key to achieving a balanced mix of workforce and low-income housing across the community.
