Corner Lot is extremely proud and eagerly anticipating the opening of our next two great projects.

Kings Preserve in the New North

August saw a major milestone in one of our single-family neighborhoods.

That's actually a bit of an understatement. Kings Preserve is the largest residential development in Corner Lot history. In partnership with DLP Capital, Corner Lot announced the first homesite closings in this new master-planned single-family residential development in the Dinsmore neighborhood of Jacksonville’s “New North.”

Kings Preserve is located just west of the Old Kings Road and Plummer Road intersection near Interstate 295, the Jacksonville International Airport, and Downtown Jacksonville. Once completed, it will bring 742 new homes to the market. More than 50% of the community will remain a forested preservation area.

The neighborhood will feature trails, parks, a modern activities center with a swimming pool, picnic pavilions, and an athletic field to encourage active living within the community.

Kings Preserve will be built in four phases. Meritage Homes purchased 27 homesites in Phase 1 in July. Lennar purchased 10 sites in Phase 1 in August.

Corner Lot oversees horizontal development on the project while pursuing partnerships with other national homebuilders. Breeze Homes is also a confirmed client. The project broke ground in early 2022 and is anticipated to be completed in the Spring of 2026.

Meet our Team: Dempsey Schlueter, Project Manager

Originally from Dry Ridge, Kentucky, Dempsey Schlueter attended Georgetown College, where he received a Bachelor of Science in Biology and was the Honorable Mention All-American starting kicker for the Georgetown Tigers for four years.

He relocated to Jacksonville in 2021. He previously served as a Chemist for Celanese Emulsions and a Project Manager for US Fall Protection, an OSHA-driven safety company. In his current role with Breeze Homes, Dempsey is a project manager, overseeing vendors, facilitating contracts, and working in the field.

During his spare time, Dempsey enjoys spending time with his daughter McKinley and son Easton, working on house projects, watching the University of Kentucky and Cincinnati Bengals football, and enjoying the beach and intercoastal waterway.
