Corner Lot Adds Iconic Beach Property to Portfolio

We are blessed to be busy building up a city. Although it can be overwhelming at times, our team is second to none. What sets us apart is our culture at the Lot, our shared mission to make this city live up to its full potential, and the fact that we are amazing partners. I like to personally refer to our team as the "glue guys." We get the right people around the table, share the vision, create a plan of attack, and then execute.

Here's a perfect example:

Last week we purchased one of my favorite assets in the City of Jacksonville's Atlantic Beach, the One Ocean, which most locals call the Sea Turtle. Truly, we add a ton of value for future phases of development but when it comes to hotel management, remodeling, and curation, we needed somebody good, real good. With the amazing partnership of Aspect Real Estate (Alex Cranberg Cathy Cranberg William I. Gulliford, III) and Kelco Management and Development, Inc. (Kelley Slay), we were able to help bring Sage Hospitality Group to town. Welcome to the Duval!

I have frequented the Perry Lane Hotel, a Luxury Collection Hotel in Savannah and seen firsthand what this team is capable of. This project will honor the history of the hotel and the community while creating a destination hotel experience. We are honored to help bring a world-renowned hospitality team to Florida and I have a feeling this will be one of many!

History on History

Every city has a story.

Actually, every city has several stories because a city is made up of several neighborhoods with their own style and history.

LaVilla is one of those neighborhoods that maximizes both. Corner Lot is extremely proud to be part of the team that helped make Lift Ev'ry Voice and Sing Park a reality. It was officially opened with a ribbon cutting on June 27. Along with several other organizations including JWB Real Estate Capital, who are our partners in the Johnson Commons townhomes community next door to the park, it took a team effort to create this hub where creativity and common purpose.

The park features an amphitheater, shaded seating area and a house that is a tribute to brothers James Weldon Johnson and John Rosamond Johnson who both were civil rights leaders and educators in Jacksonville.

Congrats to the City of Jacksonville, its Parks Department and those who call LaVilla 'home'.

Building the Future

Summer is one of our favorite times here at Corner Lot. Not just because of baseball, bar-b-q or big events like July 4. It's Summer Interns season!

We had dozens of applicants try to be a part of this year's class and we narrowed it down to 20 hard-working, focused and determined college students. 13 schools in nine states are represented with most majoring in finance, business or real estate.

We paired them into five groups of four to learn all aspects of the real estate development business that Corner Lot is involved in and then assigned them a specific kind of project to create from the ground up. After their six-week course, each team will present their project to our staff to see who came up with the most creative, executable project.

The real goal of the internship is to teach them much more than a business. We bring in several of Jacksonville's most successful people to talk about life, goal-setting and integrity. These are the future leaders of our city and we're proud to help give them an opportunity to see what it's like to help build a city!

Corner Lot Culture

We did mention baseball just a minute ago.

Andy and George are constantly reminding us that the team at Corner Lot are brothers and sisters working towards a common goal.

What better way for a family to spend time together than at the ballpark?

Corner Lot Family Night took us to 121 Financial Ballpark to watch our awesome Triple-A Jacksonville Jumbo Shrimp (Miami Marlins). The Shrimp and the Baseball Grounds of Jacksonville are a great piece in the quality of life picture that makes up our awesome city. We can't wait to see how the stadium renovations turn out for next season.

Meet our Team: Matt Allen, Purchasing Manager

A native of Jacksonville, Florida, Matt Allen graduated from Wolfson High School in 1996.

Shortly after graduation, he enlisted as a Submarine Navigator in the United States Navy. He conducted 12 deployments on multiple nuclear-powered submarines, including tours in Connecticut, Georgia, and Tennessee. Matt retired after 21 years of service in 2017 as a Submarine maintenance project manager in Pearl Harbor, Hawaii.

He continued to work as a project manager for BAE Systems and Vigor Marine in Pearl Harbor, maintaining Arleigh Burke-class Destroyers, and as a Project Manager for Atlantic Site and Marine where he managed multiple commercial, government, and single-family utility and horizontal construction projects.

He also got the opportunity to realize a childhood dream when he traveled the country as a PGA tour caddie.

He joined the Corner Lot team as a Purchasing Manager for Breeze Homes and currently manages contracts, facilitates vendor relationships, and oversees construction projects. During his free time, Matt enjoys spending time with his son Peyton and his daughter Adriana, playing golf, supporting the Jacksonville Ice Men, and any activity that includes being on or in the water, live music, and traveling.
