Jacksonville City Council Votes to Support New
Home2 Suites Hotel in Downtown Brooklyn Neighborhood

The Jacksonville City Council unanimously voted to support a new Home2 Suites in the Riverside neighborhood of Brooklyn on Tuesday. A joint project between Corner Lot and Kelco Management and Development Inc., the $22 million Home2 Suites will be located on a .86-acre parcel at 600 Park Street. The new six-story hotel will offer 100 spacious rooms, a fitness center, a pool, as well as a street-level restaurant and outdoor experience
 
"Corner lot and Kelco are excited to fill a need for business and leisure travel in and around downtown Jacksonville with our first Hilton flagged hotel in the Brooklyn area of Riverside,” said Andy Allen, Corner Lot CEO. "It's close to I-10 and I-95, and the proximity to restaurants, bars, and retail centers make it a unique walkable location."  

Cited as a “pioneer” project that could spur additional redevelopment and tourism, the Home2 Suites is an award-winning, all-suite, extended stay designed to serve business and leisure travelers. The project is slated to break ground this summer and projected to be complete in January 2024.
Springfield Preservation and Revitalization Board
Unanimously Votes to Support Corner Lot's 1st and Main Development
After thorough review and significant collaboration, the Springfield Preservation and Revitalization (SPAR) Board voted unanimously to support Corner Lot’s new 1st and Main multi-family development in June. Located at 1100 North Main Street, the 1st and Main project will occupy a parcel between 1st Street and 2nd Street at an intersection widely considered to be the gateway to Springfield.

“We respect the time and commitment SPAR dedicates to Springfield and enjoyed working with the staff and board on 1st and Main.” said Andy Allen, Corner Lot CEO. “We’re excited to be a part of this historic neighborhood’s revitalization and look forward to the residents of 1st and Main shopping, dining, and enjoying all that Springfield has to offer.” 
 
Once complete, the mixed-use urban development will include 201 market-rate studio, one bedroom, and two-bedroom apartments and more than 6,000 square feet of commercial space to accommodate retail or restaurant tenants. In addition, the project will include a fully-screened parking garage, resort-style pool, court yard, and multiple amenity spaces. The development is scheduled to break ground in Winter 2023 and be complete in winter of 2024.  
Corner Lot Partners with DLP Capital to Develop
702-home Subdivision in Northwest Duval County
Corner Lot and DLP Capital recently collaborated on a deal creating a partnership that will bring a 702-home subdivision to Northwest Duval County. Currently known as the Darby project, the single-family residential development will be located west of the Old Kings Road and Plummer Road intersection, in close proximity to Interstate 295, Downtown Jacksonville, and the Jacksonville International Airport.
 
“Corner Lot and DLP make the ideal partnership. Both companies share common approaches to business that are progressive, calculated, and data-driven,” said Andy Allen, Corner Lot CEO. “We both want to maximize returns while also investing responsibly. We’re developing the right project, at the right time, in the right location.”
 
Corner Lot will oversee horizontal development on the project while pursing partnerships with national homebuilders to construct a community Jacksonville residents will be proud to call home. Breeze Homes is a confirmed client, with other homebuilders expected to be announced in the fourth quarter of 2022. The project is scheduled to break ground this summer with an anticipated completion date in Winter 2025.
San Marco Florida Cracker Kitchen Transitioning
into Casual Seafood Restaurant with Signature Bar
After providing a final lunch service on June 17, the Florida Cracker Kitchen in San Marco is pivoting toward the emerging San Marco market as it evolves into a fast-casual and fast seafood restaurant. Corner Lot and Heartfelt Hospitality Group will immediately begin developing the historic property into a unique concept centered on local vendors and featuring Mayport’s C&C Fisheries as the preferred fresh seafood purveyor.
 
“We know we have a great location and our commitment to San Marco is unwavering,” said George Leone, Corner Lot COO. “With convenient access, ample parking, and a back patio with unlimited potential, this historic building is prime for the right restaurant concept that will only contribute to enhance the surrounding community.”
 
The new restaurant will welcome a family-friendly seafood restaurant vibe that also features a great bar for the adults. The menu will offer native Florida and East Coast seafood species sourced directly from local fisherman, complimented by coastal cuisine imported from around the world with all products held to exceptionally high standards of quality and freshness.
 
“We are excited to collaborate with Chef Trey Hartinger, owner of True Iron Grit and former executive chef of local spots Marker 32 and Blackfly Café,” said Travis Norman of Heartfelt Hospitality. “Chef Trey is passionate about utilizing products that are locally and regionally sourced to not only have the freshest ingredients but also support local farmers and vendors. His innovative ideas will help us create a unique fast, casual seafood concept with a little flair.”
