Construction Begins on Johnson Commons in Historic LaVilla
- New Development to bring transit-oriented community to Downtown Jacksonville -
Corner Lot and JWB Real Estate Capital officially broke ground on Johnson Commons in the historic Downtown Jacksonville neighborhood of LaVilla this month. The new community will feature 91 three-story urban townhomes designed to honor the neighborhood's history and architecture, a lounge pool, and off-street parking.

Once its own city, LaVilla was known as the Harlem of the South and has a rich history of culture, music, and nightlife. It was also home to James Weldon Johnson. In his honor and in conjunction with the construction of Johnson Commons, Corner Lot is supporting the LaVilla park that bears the name of his most famous song, Lift Ev'ry Voice and Sing.

The new townhomes will be placed on the market for purchase, making Johnson Commons one of the few new communities in Downtown that provides ownership opportunities for new residents. In addition, it will include a workforce housing component and the transit-oriented development will be in close proximity to the JTA Skyway and Regional Transportation Center. A signature development for Corner Lot, Johnson Commons will help to activate LaVilla once again into a bustling neighborhood full of life, families, businesses, and entertainment.

Corner Lot’s Flagler Crossing Multi-family Community Bringing Workforce Housing to City of St. Augustine in 2023 
With a 5-0 vote, the St. Augustine City Commission unanimously approved Phase II of Corner Lot’s Flagler Crossing Multi-family community on October 24. In partnership with the city, 50 of the 180 units in the new phase will be leased at designated workforce housing leasing rates in perpetuity based on a developer agreement and new land use and zoning designations.
 
“We were honored to work with the City of St. Augustine Commission and staff to help address the workforce housing shortage in St. Johns County. The leadership of Mayor Upchurch and Vice-Mayor Sikes-Kline proved invaluable to us being able to provide affordable housing to St. Johns County residents.” said Andy Allen, Corner Lot CEO. “We will now be able to provide an apartment home to entry-level teachers, first responders, and law enforcement officers so their families can enjoy the same community and amenities as their neighbors”
 
Located on San Sebastian View in North St. Augustine, Flagler Crossing is a 42.6-acre multi-family development that includes two phases, 17 three-story buildings, and 510 apartment homes. Floor plans will offer one, two, and three-bedroom options. Luxury interior amenities will include 42-inch shaker cabinets, granite counter tops, subway tile backsplash, stand-up glass showers, and walk-in closets. In addition, each apartment will include stainless steel appliances and a washer and dryer.
 
The $112M project will include a clubhouse, a coffee bar, a 24-hour fitness center, a resort-style pool with an outdoor summer kitchen, a beach volleyball court, waterfront access with a Kayak Launch, a one-mile walking trail, and more than 50 acres of undeveloped conservation land and trees for the residents to enjoy. Corner Lot is one of the few developers building and providing workforce housing in St. Augustine, and remains committed to finding affordable housing solutions in Duval, Nassau, and St. Johns Counties

New Downtown Event Venue Renamed The NoCo Center

Corner Lot and JWB Real Estate Capital unveiled the name of their latest partnership recently with an announcement that Downtown Jacksonville’s newest event venue is now named the NoCo Center.

A nod to Downtown’s North Core Neighborhood, the NoCo Center is currently home to Beyond Van Gogh: The Immersive Experience exhibit. The two companies made the strategic acquisition in June with a deal that also included the adjacent parking garage.

Meet Our Team: Stephan Baker, Director of Tax and Finance
A native of Jacksonville, Stephan attended The Bolles School where he excelled as a student athlete and helped the Bulldogs clench a state championship his senior year as the starting punter and place-kicker. After high school, Stephan accepted a football scholarship to attend Towson University in Maryland, where he pursued a Bachelor of Science in Accounting and subsequently earned his CPA license.

Beginning his career in Baltimore, Stephan was introduced to Low Income Housing tax credits, New Market tax credits, and Real Estate Investment Trusts. Itching to return to Jacksonville, Stephan continued to gain experience in real estate transfer pricing, M&A structuring, debt restructuring, due diligence, REIT qualifications and conversions, and general transaction consulting.

At Corner Lot, Stephan is responsible for fostering relationships with investors through our debt and equity platforms. Having spent ten years in public accounting, Stephan also offers expertise in REITs, private equity, and strategic tax planning for Corner Lot’s multi-family, commercial, and residential deals. Outside of real estate, Stephan continues to pursue his athletic passions while competing competitively in CrossFit, flag football, and soccer. He spends his free time boating and traveling with his beautiful wife Christine, and their children Brody and Leah, who are both active athletes following in their parent’s footsteps.
