Corner Lot Partners with JWB Real Estate Capital
to Acquire Strategic Downtown Event Venue

A Corner Lot and JWB Real Estate Capital partnership recently resulted in the strategic acquisition of two notable Downtown Jacksonville properties and the hosting of Jacksonville’s first Beyond Van Gough: The Immersive Experience.

The purchase included an auditorium at 119 Beaver Street West and the accompanying parking garage at 712 Hogan Street North. Beyond Van Gogh: The Immersive Experience began it's inaugural Jacksonville run at the venue on September 16. The venue's new name was revealed as the NoCo Center at the exhibits ribbon cutting ceremony.

We're excited to host Beyond Van Gogh: The Immersive Experience and similar events that will bring people from all over the country to experience our city.”
 
Officially closed on June 27, 2022, the deal secured the purchase of both properties from the First Baptist Church of Jacksonville for approximately $8,550,000. The parking garage will retain its current use for the foreseeable future. The long-term intended use of the auditorium will be to serve as a regional event space for a variety of events
 
Corner Lot, led by Andy Allen and George Leone, and JWB Real Estate Capital, led by Alex Sifakis, Adam Rigel, Adam Eiseman and Gregg Cohen, incorporated DLP Capital as the lender for the real estate transaction. The Opus Group was secured to reimagine the auditorium, with the expectation of more major events to occur in the future.
Corner Lot Partners with DLP Capital to Develop
New Mixed-Use Development in Northwest Duval County
Corner Lot and DLP Capital, a real estate investment and financial services firm, have partnered and closed a deal that will bring a vibrant new mixed-use community to northwest Duval County.

The 1,400-acre proposed development will include single-family residential lots, approximately 200 acres of commercial development, and more than 600 acres of conservation land. Located southwest of the Old Kings Road and Thomas Road intersection, the development will be located less than 10 miles from Jacksonville International Airport and in close proximity to I-295, several employment centers, and Downtown Jacksonville.
 
“Our goal is to develop a community for those who want to live and work in a beautiful coastal city that is also one of the hottest urban markets in the country,” said Andy Allen, Corner Lot CEO. “It’s an exciting time to be in Jacksonville, and we’re going to work with DLP Capital to capture that momentum and build a community that will grow and evolve with the city.”
 
The property is entitled with previous development rights, but revised development plans will be updated to meet the current needs of the City of Jacksonville. Conceptual plans for the development include a variety of commercial, retail, restaurant, hospitality, and recreational opportunities. Corner Lot’s development team will work in collaboration with the City of Jacksonville, Florida Department of Transportation, and JEA (Jacksonville Electric Authority) to bring the project to the market in the upcoming year. In addition, Corner Lot will oversee horizontal development on the project while pursuing partnerships with national homebuilders to construct a community Jacksonville residents will be proud to call home.
  
The project is scheduled to break ground in the second quarter of 2023. Breeze Homes has been selected as a homebuilder for the community, and additional homebuilders are expected to be announced next year. This marks the second community development project in which Corner Lot and DLP Capital have partnered. Corner Lot is a member of the exclusive DLP Elite Impact Housing community, comprised of high-growth, high-impact real estate operators.

New Signature Tenant for Corner Lot Tower in Riverside
Corner Lot’s real estate portfolio continues to diversify as renowned Florida law firm Shutts & Bowen signed a lease this month to move into Corner Lot Tower, located at 1000 Riverside Avenue in Jacksonville, Florida. Corner Lot acquired the property, formerly known as the Summit Tower, in June. The nine-story, Mid-century Modern building was designed by Architect Taylor Hardwick in 1963.

“When we acquired Corner Lot Tower we knew it was the perfect location for a prestigious organization to call home, and Shutts & Bowen became the clear choice,” said Andy Allen, Corner Lot CEO. “The building’s history, architectural design, and location within the Riverside skyline make it the perfect location for such a well-respected law firm and its clients.”

Established in 1910, Shutts & Bowen is a Am-Law 200, full-service business law firm with approximately 300 lawyers located in eight offices across Florida. In addition to its Jacksonville office, the firm also has offices in Fort Lauderdale, Miami, Orlando, Sarasota, Tallahassee, Tampa, and West Palm Beach.

“Corner Lot Tower’s location in a thriving area of Jacksonville makes it an ideal spot for our firm’s expansion in Northeast Florida,” said H. Timothy Gillis, managing partner of Shutts & Bowen’s Jacksonville office. “We think this premiere location is ideal for our growth and expansion plans, which include adding additional attorneys and service offerings for our local clients.”

Shutts & Bowen will occupy the entire seventh and eighth floors for a total of 18,352 rentable square feet. The firm is anticipated to assume occupancy during the first quarter of 2023, and a sign bearing the Shutts & Bowen name will be installed on the south side of the building facing the St. Johns River. The organization’s professional staff and clientele will make an ideal complement to the River and Post Restaurant and Rooftop Bar for which many know the building. Christian Harden at NAI Hallmark represented the tenant and the Opus Group will complete all improvements.

Jacksonville's first Beyond Van Gogh: The Immersive Experience debuted in Downtown's NoCo Center this month with a ribbon cutting ceremony and a VIP party. Meet Our Team: Tiffany Gayton, Office Manager
Florida native Tiffany Gayton grew up in rural Macclenny. Her youth was all about animals, horses, hunting, and fishing. She lived in Gainesville, Cartersville, and Fernandina Beach before eventually finding her way back to Jacksonville to be near family. Tiffany worked for the City of Jacksonville for eight years before she transitioned to Corner Lot in 2019. She manages all of Corner Lot’s office responsibilities, the Goodwin House, and the River House. In her down time, Tiffany is very active with her husband Stephen and their five children. They love to garden, hike, surf fish, and explore the outdoors.
