Public Hearing Chapel Ridge Business Park

A public hearing was held to discuss the preliminary development plan and rezoning application for a business park on 5.8 acres of land located at the northwest corner of Northeast Strother Road and Northeast Ralph Powell Road. The applicant, Engineering Solutions, requested a rezoning of the property from CP-2 (Planned Community Commercial) to District PMIX (Planned Mixed Use).


The concept will offer 79 air-conditioned warehouse units with gated access, full utilities, 24-hour security, a clubhouse and an on-site manager. The concept of a flex-space/contractor garage development is to offer functional space for users such as entrepreneurs in sales and service-oriented businesses (e.g. mail order, landscapers, plumbers, electricians, etc.) to office and base their operations. The flexibility of the space also lends itself to use by hobbyists for vehicle storage.

Units are designed to have office and storage/inventory space with electric service and plumbing. Differing from a traditional retail center or industrial office/warehouse development, this concept is not intended to have on-site sales or customer access to the individual units. The developer envisions it as a space used by small businesses or individuals needing space for a small office, vehicle(s), product storage or place to create.


Following the public hearing, City Council gave initial approval to ordinances approving the preliminary development plan and rezoning application.

Public Hearing and Ordinance for McBee’s Coffee N Carwash

City Council held a public hearing discussing a preliminary development plan for McBee’s Coffee N Carwash located on 1.53 acres at 1295 SW Arborwalk Blvd. The project will consist of a 6,502 sq. ft. tunnel car wash that will offer vacuums, a coffee shop and dog wash facilities. The business is expected to open in the summer of 2023.


Following the public hearing, City Council gave initial approval to an ordinance approving the preliminary development plan will be presented.

Public Hearing and Ordinance for LP Mart

City Council held a public hearing discussing a preliminary development plan for an LP Mart located at the southeast corner of Southeast Hamblen Road and Southeast Oldham Parkway. The project is a 6,250 sq. ft. convenience store and gas station with 8 pump stations on a 2.0-acre site at the southeast corner of SE Hamblen Rd and SE Oldham Pkwy.


Following the public hearing, an ordinance approving the preliminary plan will be presented.
