Dear Iroquois Valley Investors & Stakeholders,
We are pleased to announce that we have had a record-breaking spring, investing more than $25 million in 2,500 acres of farmland for organic and transitioning farmers and ranchers across the United States. One of these investments was with a new farmer located in Oregon, who is transitioning a conventional alfalfa, grass, and mixed hay operation to organic. The land is strategically located with tremendous potential impact for conservation easements, wildlife habitat and biodiversity benefits, and water conservation. The purchase in Oregon expands Iroquois Valley’s footprint into our 20th state.
In addition to the property in Oregon, we have invested in seven new farms. This includes five long-term leases with organic row-crop farmers in Illinois and Ohio, as well as recent acquisitions in Indiana and New York. Our farmer relations team remains active, with a current pipeline of investment opportunities totaling more than $80 million.
In the first 6 months of 2024 our team raised over $10 million in equity and note capital from mission-aligned investors – marking the strongest six-month start for fundraising in the Company’s history. In the second quarter alone, we raised nearly $8 million and added 20 new investor relationships. As we build additional capital, we also continue to expand our investor services. We hosted an investor webinar in mid-June, featuring our partners at the Organic Farming Research Foundation, and connected with Midwest-based investors at a festive on-farm event at Tulip Tree Gardens in Beecher, IL.
While our REIT Equity Shares Offering is on pause during the annual SEC review, our Rooted in Regeneration Note Offering remains open to new investments and additional investments from existing investors. We expect that we will be able to accept REIT investments sometime this month. Please reach out to invest@iroquoisvalleyfarms.com if you would like to learn more. For additional information about our current portfolio and investor data, please check out all of our marketing materials on our website.

Natalie’s addition to the team is significant in helping us achieve our ambitious vision of transforming the agricultural system through organic land stewardship. Natalie will support Alyssa Scher, our Credit Manager, in the leasing, lending, and servicing aspects of our portfolio. Natalie describes herself as “a vibrant soul, from a quaint farming community in Indiana, where family values and hard work were instilled from a young age.” When she is not busy crunching numbers and ensuring our financial stability as a Credit Administrator, you can find her indulging in her passion for gardening and landscaping.

Shumway Road Farm: Our First Farm in Oregon
|
We're excited to share that we made our first farm investment in Oregon, partnering with Justin and Shaela Gage on the Shumway Road Farm. This 990-acre property, located in Powell Butte, marks a significant milestone for us. Previously managed conventionally, including the application of 250 lbs. of synthetic nitrogen per acre, the farm is now on an exciting journey towards organic certification.
Under the expert stewardship of the Gages, they are pursuing practices that promise to enhance both soil health and crop productivity. Justin and Shaela are implementing organic methods such as cover cropping, mycorrhizal fungi inoculation, comprehensive soil analyses, and annual nutrient management plans, with the goal of improving soil health and increasing crop yields.
The Gages are also prioritizing water conservation through the adoption of efficient irrigation systems, not only optimizing water usage but also reducing energy consumption. Furthermore, they are exploring a conservation easement to ensure the protection and availability of water rights for future generations.
With these strategic initiatives, Shumway Road Farm is set to achieve sustainable growth, maximize operational efficiency, and establish itself as a leader in the agricultural industry. We are excited to support Justin and Shaela in this transformative journey and look forward to seeing the farm's positive impact on the community and the environment.

Schroeder Grazing Company: Expanding Through Solar Grazing Innovation
Rod, Kelly, and their daughters run Schroeder Grazing Company, renowned for two decades of raising and marketing 100% grass-fed and finished cows and sheep.
|
The Schroeders have developed a thriving business by directly marketing premium products to consumers and local businesses. Their adaptability is evident in their latest expansion into solar grazing initiatives. This new venture involves working with solar companies to graze sheep in pastures with solar array installations, creating a symbiotic relationship between renewable energy production and regenerative agriculture.
Leased land from Iroquois Valley plays a crucial role in their expansion, providing space to grow their herd, thus supporting local solar grazing opportunities. The additional income from these solar grazing contracts enhances their financial stability and operational growth.
While not initially certified organic, the Schroeders always adhered to organic and regenerative farming practices. With Iroquois Valley's financial support for infrastructure components such as irrigation and perimeter and interior paddock fencing, they now manage 236 certified organic acres in Starke County, IN.

Back in 2007, Harold Wilken of Janie’s Farm was the first farmer to join the Iroquois Valley portfolio. Now 17 years later, Janie’s Farm is a multigenerational operation with his son Ross and includes more than 900 acres of leased farmland in Iroquois County, IL and a thriving direct to consumer operation called Janie’s Mill.
Last month, members of our team toured the mill, walked through fields of warthog wheat, and visited the heritage grain trials Harold and Ross are running with the University of Illinois. It was an inspiring day getting to see organic farming in action!

Janie's Mill Stone-Ground Products & Grains
|
Janie’s Mill offers organic, high-quality, stone-ground flours, oats, wheat berries, and more. Our team loves to bake bread, pizza, and pastries with the flour from Janie’s Mill. Their sampler sets are perfect if you can’t decide which flours to order, and their kits make a great gift!

CONNECTING FARMERS, COMMUNITIES, AND INVESTORS SINCE 2007
As a corporate guideline, we do not look for specific farmland to purchase or finance. We develop relationships with farmers who want to grow their businesses. We move forward when we have a ready, willing, and able farmer.
