Del Webb Union Park Owners,

Thank you to everyone who could attend our "Cocoa and Conversation" on Monday, December 12th. You can review a summary of what was discussed at the meeting below!
The Board Updates will provide you with a glance at topics that were discussed during the Cocoa and Conversation.
NEW BOARD MEMBER INTRODUCTION
Del Webb Union Park's newly elected board member Scott Lucas introduced himself to everyone in attendance. He is ready to represent the community and was thankful to have the opportunity.
AMENITY CENTER POND RUNOFF
Pulte's Land Development team has had conversations with an engineer and Benchmark regarding this area. The area needs to be widened at the end of the spillway. The goal is to slow down the water going through the area to prevent the rocks from moving. The weather has caused a delay in the work beginning.
PERIMETER COMMUNITY FENCING
The gray-stained wooden fence around the perimeter is a shared responsibility with the MMD. All repairs are completed by the MMD and staining is completed by the HOA. Staining is scheduled to be completed in early spring of 2023. Repairs are in the process of being scheduled with the MMD.
MMD GREEN SPACES
The parcel of land along Old Glory Dr and the one along Bright Stars Dr are both owned by the MMD. These areas are going to be passive parks with no structures and will be maintained by the MMD. The MMD is the Highway 380 Municipal Management District No. 1 and you can find more information HERE.
HOME WARRANTY
If you're having any issues with your home, please reach out to the Pulte Customer Service Department, and they'll be able to assist you. You can also submit a service ticket on their WEBSITE. All the contact information is below.

PET REMINDERS
We will look into possibly adding signage in the common areas for pet waste. Some of the areas are MMD owned and would have to be placed by them. Please be sure to dispose of pet waste in your trash totes or the dog stations throughout the community. Also, remember to be courteous to your neighbors and keep barking to a minimum.
FLOCK CAMERA SURVEY
The results of the survey were 80% NO and 20% YES. We will not be moving forward with the installation of these cameras. Pulte wanted to get feedback from the residents before making any decisions. Thank you to everyone that participated in the survey.
TRASH CAN WALLS/SCREENS
Walls or fences to cover trash cans will not be permitted during the development period.
