As we’ve navigated the challenges of the past 18 months and continue in our steadfast mission of creating housing that matters, it is with pride and humility that we learned of two significant industry accolades that underscore the talent and dedication of the Dakota team.  

#40 on AHF Top 50 Affordable Housing Developers
The team was honored to be recognized by Affordable Housing Finance magazine’s annual “Top 50” list at number 40. It was Dakota’s 387 new affordable units started and 125 construction completions in 2020 that landed us with our best AHF ranking to date. This recognition is a testament to the planning and execution of the entire Dakota team!
Lincoln Lofts – A New Lease on Life
Dakota’s historic restoration project, Lincoln Lofts, was recently awarded a Novogradac Journal of Tax Credit Honorable Mention. This prestigious national award highlights Lincoln Lofts as one of the best adaptive reuse projects of the year. 
 
Dakota restored the late-1800s Sayles Company Mill complex, listed on the National Register of Historic Places, into a 45-unit apartment community with a mix of loft and flat style, one-and two-bedroom units. 
 
On behalf of the entire project team, we’re proud that Novogradac recognized Lincoln Lofts’ goal to bring much-needed affordable housing and open green spaces to the community while working with the city to preserve part of their historic mill legacy.

DAKOTA BRINGS MUCH NEEDED HOUSING TO THE NH WORKFORCE
WOODLAND VILLAGE - GOFFSTOWN, NH
Dakota Partners has just closed on Phase 1 of Woodland Village, a new apartment community that will contain a mix of income restricted units and market rate units in Goffstown, NH. 
The 37-acre site will feature 74 one- and two-bedroom units that will be a mix of townhouse and traditional apartments within 13 buildings. A two-phase project, the first phase will include the construction of 42 units featuring 5 one-bedroom units and 37 two-bedroom units within 7 buildings, as well as a clubhouse and playground. Phase 2 will complete the community with 32 additional units.  
 
"The Woodland Village subdivision plan was initially approved by the town over a decade ago, but the development stalled," said Jim Menihane, Director of Multi-Family Business Development at New Hampshire Housing. "We were really pleased when Dakota stepped in to undertake this project in Goffstown. These 74 new units will provide much-needed homes for our state's workforce, especially given the very low inventory of apartments in New Hampshire's rental housing market."

The first phase of Woodland Village will be constructed using Dakota’s industry-leading Passive House design, which is a set of energy efficient building principles that utilizes super insulation, airtight building envelope and heat-recovery ventilation systems to reduce overall energy consumption. With close to a dozen projects in development and construction, Dakota is the most active Passive House developer in the affordable housing industry.

After 18 long months working remotely and only seeing each other over Zoom, our Development and Acquisitions Teams met up for a day-long meeting over the summer. For many, it was the first time meeting in person and for others, it was a welcome opportunity to reconnect.

As an ice breaker and team building exercise, attendees broke into groups to see who could build the tallest tower with Jenga pieces. The competition was fierce but, in the end, there can only be one winner.

Hazel Radvansky, Administrative Assistant
Hazel joins Dakota as an Administrative Assistant to support Development and to lead office management. Originally from the Hoosier state, Hazel attended IU Bloomington for a time, before she transferred to Arizona State University to pursue a degree in psychology. Throughout her educational career, she studied not only psychology, but also sociology, environmentalism, business, and history. She moved to the Boston area in 2018 and put herself through school while working as a manager at Starbucks and a local theatre company. She recently graduated a proud Sun Devil in 2020. While determining her career goals and interests, she took up a job at a local dog walking company—a perfect transitional job given that she adores animals of all shapes and sizes (except snakes!). 
Sarah Kiser, Development Project Manager
Sarah joins us as a Development Project Manager for the New England Development Team. She attended the University of Massachusetts-Amherst where she studied Hotel Management. After graduation, she moved to Boston and held management positions at two hotels before moving on to property management at Wingate and Equity Residential. For the past 5 years, she worked for Weston Associates, a Boston based developer and manager of affordable housing. She started as a Project Coordinator in their construction division, where she worked on a $25 million-dollar occupied rehabilitation of a 380-unit Section 8 property in East Boston. Upon project completion, she moved to development, where she worked on the acquisition/refinancing of multiple Section 8 and LIHTC projects and portfolios. 
Gretchen Gajelonia, Corporate Accountant
Gretchen is a dedicated and detail-oriented accounting professional with over 20+ years of experience. Prior to joining Dakota Partners, Gretchen was an Accounting Consultant for a real estate development company in the cannabis industry. She also worked for other real estate investment trust companies in New York before becoming a consultant. She has a degree in Psychology from the Philippines and attended Queen College in New York to get into Accounting. After more than 20 years in New York, she moved to Massachusetts in May. 
Tyson Malone-Molett, Assistant Project Manager
Tyson joined our team as an Assistant PM in VA and has jumped right into working on the final stages of Huntington Village in Newport News. Tyson has been in the construction world for 7 years, the last 3 of which were spent as a Project Engineer. In most of those 3 years, he worked on the Facebook data center in Sandston, VA. Tyson worked closely with the Senior PM on many phases of the project including RFIs, submittals, BIM modeling, take offs, logistics, and all change orders. Prior to working on the data center, Tyson was a Construction Assistant bouncing between the office and field, learning everything from the means and methods of the bidding process to operating equipment and running a crew.

  • Walkable to local services, retail and/or commercial areas & within 1/2 mile of a Transit Oriented Development area.
