A Boost to the Builders
Many will recognize the company name – Hoty Enterprises – for their development work across north-central Ohio (and many other states). The company was founded in 1978 out of Lakewood, Ohio by brothers Nick, Zack, and Angelo Hoty. For 40 years, the company’s made a business of supporting other businesses and residents to find their perfect home.   
Hoty Enterprises is a diverse company specializing in the development, management and ownership of commercial real estate for their own portfolio and other private investors. Projects include marinas, shopping centers, office buildings, institutions, industrial properties and high-end residential developments.  

As the second generation, John M. Hoty, Mark Hoty, Todd Hart, and Kula Hoty Lynch, prepared to celebrate 40 years of operations in 2018, they also decided it was time for a change. After 14 years in the same location, evolving business needs and continued growth of the Hoty Builders brand, they found themselves in need of more room. Although the company has a portfolio of properties spread throughout Ohio, Michigan, and 5 other states, they chose to keep their headquarters in Erie County and credit the area’s “potential for continued growth” as why.

A Ripple Effect
The team’s real estate expertise came in handy in crafting the right solution - a new home that would create value not just for their team but a few others. The new Hoty Enterprises office converted 10,000 sqft of retail/warehousing that was the former home of Pelz Lettering into professional office space. The property had been listed for sale for several years but was challenging to market. The building took up much of the total property, leaving little room for parking, a feature important to the retail and restaurant operations commonly found in this in the area (Rt. 250 in Perkins Township). The Hoty team, however, thought their offices could be a great fit as they own surrounding property that would allow for creativity with parking and access. The results: 

  • 7,000 sqft utilized by the growing Hoty Enterprises, Inc. and Hoty Builders - Hoty has already added 2 new full-time positions and expects to add another within the next year. 
  • A modern space enjoyed by clients and employees - The refreshed space incorporates old features into the new look, showcasing the patina of existing corrugated metal in the reception desk and art work and existing structural beams in some of the office designs. 
  • Improved site flow for this property and its neighbors - Improvements include an access point that will allow traffic to flow to a nearby signalized intersection. 
  • $ kept at home - Hoty utilized several local contractors during the renovation including Poulos & Schmid, Bill Terry, All Phase Electric, Hartland Mechanical Services and Brady Signs. 
  • A new, larger location within the County for former tenant Pelz Lettering better suited to meet his production needs. 
Room for More
As a last piece to the puzzle, the Hoty team made 3,000 sqft of the building available for rent as a single office with shared common spaces like conference rooms, copy center, kitchenette and bathrooms. After years in the real estate business, Hoty knows office overhead can be overwhelming for some businesses and pose a lot of risk, especially for start-ups. The shared space they’ve designed is a way to ease this burden. Tenants can walk into a furnished, professional office with utilities included and have shared use of facilities for a known, flat fee.

Hoty Enterprises & Hoty Builders have taken an active role in building up Erie County for decades. Their latest project is illustrative of the creative, community and client minded solutions you can expect from their team for a few more decades to come.
