Strong Spring Selling Season Predicted

Buyers are ready to start putting themselves back in the real estate market and we predict a strong selling season on the horizon! New listings rose 96.3% month over month. However, while this number is encouraging, keep in mind that December is traditionally when we see the lowest inventory, making this number slightly skewed. When compared to January of 2023, new listings still rose 16.4%, a more accurate reading.


Closed listings were down 21.7% month over month, but this number lags by a month and reflects homes that sold in January and went under contract in December.

Staying informed in today's market is key for effective seller and buyer strategies.

Industry Hot Topic: How To Calculate Prorated Property Taxes

Using Mill Levy and Assessed Value

Have you ever wondered how we come up with the prorated property tax amount you see on a settlement statement? In section 16.1 on the contract to buy and sell real estate, there are two options when determining the proration calculation for property taxes. In most cases, we typically see the second option checked for “Most Recent Mill Levy and Most Recent Assessed Valuation”. Being able to calculate these taxes can help both your sellers and buyers. The assessed value of a property and the county Mill Levy can all be found on the county assessor page by searching the property address, PIN or parcel number.
