With the Same Day Virtual Counter, our goal is to bridge the gap between our physical locations and your convenience. Whether you are in the office, at home, or on the go, connect with our knowledgeable team in real-time.

How it works:

Must have an Angeleno Account. The Angeleno Account is a universal account that enables users to access online services for various City of LA departments. Users only need to create an Angeleno account once to use online services anytime, including setting up virtual and in-person appointments.

Go to LADBS.org > Virtual Counter for Building & Zoning Information, where you will find the Virtual Counter. Please review all instructions and fill out all required fields.

Enter the virtual counter queue. Service is available from 8:00 am to 11:00 am and 1:00 pm to 3:00 pm, Monday through Friday, except on Wednesday where service begins at 9:00 am.
Note: The department will continue to provide support through 311 phone information service from 8:00 am to 4:45 pm.

LADBS TRANSITIONS TO ATLAS
An Interactive Map Application
Los Angeles Department of Building and Safety will transition to its new and improved interactive map application, Atlas, which is designed to help customers easily find parcels and buildings on a city map by address, legal description, or other search criteria.
Customers can also search for and access permit, building, and certificate of occupancy information for properties within the City. Atlas also offers customers the ability to view custom layer maps, such as Census, Fault Zones, Methane, Sewer, Topography, and Zoning.

MAYOR BASS SIGNS ED 7
Streamlining and Accelerating Housing Production
Los Angeles Mayor Karen Bass on Wednesday, November 8, 2023, signed Executive Directive 7 (ED 7), which aims to incentivize more housing to be built faster for people of all income levels, with emphasis on affordable housing and mixed-income housing.
The directive also aims to address barriers to home ownership and to help convert existing buildings into housing through adaptive reuse.

Outdoor Dining Area
(Al Fresco) on Private Property
Outdoor dining areas are allowed on most commercial and industrial properties in the City of Los Angeles as long as certain code requirements are met. Both uncovered and covered outdoor dining areas require a building permit to ensure that the installations comply with pertinent state and local regulations. To obtain a building permit, an applicant shall submit a set of plans of the proposed outdoor dining area to Los Angeles Department of Building and Safety (LADBS) for a compliance review for Zoning and Building Code requirements.
HOW TO SUBMIT PLANS TO LADBS
All permit applications for outdoor dining areas are required to be submitted via the e-plan process through ePlanLA (eplanla.lacity.org). ePlanLA, the Electronic Plan Review system, provides a streamlined and efficient online method for customers to apply for building permits and submit their building plans for review.
