The New Jersey Housing and Mortgage Finance Agency (NJHMFA) remains committed to providing safe, decent, and sanitary affordable rental housing for occupancy by low and moderate-income residents, including individuals with special needs, throughout the state.
Therefore, the NJHMFA strongly encourages developers applying for tax-exempt (volume cap) financing to
consider a set-aside of up to five special needs housing units per housing project
. To assist with the financing of the special needs units, NJHMFA has available subsidy funds which can provide financing in an amount
up to $100,000 per special needs unit
