VAIL REAL ESTATE MARKET UPDATE | |
|
How is the market?
"The market is still going up in price, but not in volume”. So says Mark Chapin, Eagle county assessor, in a meeting today with Vail realtors. Prices are staying high and rising due to a lack of inventory. Mr. Chapin stated that the Vail valley real estate values have increased 3% per month since 2020! A shocking statistic but being played out every day. This week more listings than usual appeared in the MLS, but we also saw continually strong pending sales and steady recent closings. All the signs of a strong real estate market.
Transactions have decreased dramatically from the high numbers of 2020, down 40% from those frenetic highs.
Demand is there, but inventory is scarce. So, when a great property comes on the market and is priced fairly, we are actually seeing multiple offers! This week, a nicely remodeled duplex in Singletree priced at $1.7 million received 5 offers!
Perhaps we are seeing “shadow demand” for potential buyers, with buyers waiting for any new inventory or for prices to drop, and if they do, buyers are ready to pounce. At some point we may see a plateau in this market, but no sign of that yet.

Be Bear Aware!
Bears are incredible animals, and can do a serious amount of damage to homes and other property Wildlife managers estimate that Colorado has between 17,000 and 20,000 bears, and the population is stable and growing. This means that, more and more, preventative steps need to be taken to keep ourselves and the bears safe, especially in a wilderness interface community such as the Vail Valley.
Here are some great ideas:
- Secure Garbage: Use bear-resistant trash cans or dumpsters, keep them in a secure area, and put out trash only on the morning of pickup.
- Bird Feeders: Take down bird feeders during bear-active seasons or use bear-resistant designs. Clean up spilled seeds regularly.
- Barbecue Grills: Thoroughly clean grills after each use and store them in a secure location.
- Fruit Trees: Promptly pick up fallen fruit from fruit trees to avoid attracting bears.
- Compost: Avoid putting food scraps in outdoor compost piles. Use an enclosed and secure composting system.
- Secure Doors and Windows: Close and lock all doors and windows, especially at night.
- Bear-Proofing: Consider installing electric fencing around your property.
- Education and Awareness: Spread bear safety guidelines and raise awareness in your community.
