The Market is as Hot as the Weather.
If you recall my blog from March, I suggested that "Space is the New Luxury", people are looking for more space, inside the home and outside. I have to admit that I have never been busier in my 35+ years in real estate than I am right now [and have been for the past few months], just take a look at the Market Report and graphs below. Urbanites are fleeing congestion and moving north of Barrie.
To have the freedom of visiting and discovering local sites, exploring trails, beaches, caves and mountains, to enjoy the pool in the backyard, read a book on a muskoka chair or catch a snooze in the hammock, to walk within your own private acreage until you get to that springfed stream and forget the stress of everyday life, that is what we have and that is what so many are seeking when they decide to make the move to South Georgian Bay, Grey-Bruce or Muskoka.
And while our summers are never long enough, we make sure to enjoy every minute of it, knowing that living in a four season destination, change is around the corner with the breathtaking fall colours, the harvesting of pumpkins and making of pies and the many winter activities we are also known for. There will be plenty of time to savour and talk about the cooler months but in the meantime lets cruise Georgian Bay, toast to health and the fortune of calling this area our home.

The market in our area remains strong, as we continue to see an increase in the number of sales and the average price of homes in the area, not only compared to last month but also when comparing them to July 2019.
There is not a lot of inventory on the market and I have seen properties sold as soon as they become available and at times going into multiple offers.

For the Western District of South Georgian Bay which covers Wasaga Beach to Meaford sales are up +70.8% for the month of July 2020 over the same month last year, and +31.32% compared to June 2020.
Average price is up +23.5% to $686,430 for the month of July. New Listings are up +9.7%

The story of this tiny, but strong, pup will melt your heart.
Sadie and her sisters came to the GTHS when they were only 6 weeks old! As Sadie’s sisters happily went to their forever homes, little Sadie had to stay behind as she had a rough first couple of weeks.
She was treated for a URI (upper respiratory infection), UTI (urinary tract infection), diagnosed with neurological deficits and a wee heart murmur – poor girl!
