Marissa LoCascio Celebrates 20 Years

1031 CORP. marks Marissa’s 20th year with the company in 2024. She has seen the company through many good times and a few challenging years with grace, grit, and a killer attitude. As Senior Vice President and Chief Compliance Officer, Marissa is an excellent leader who ensures our team remains focused on an “exceptional exchange experience, made easy” for our clients.
Marissa is an industry leader, extensively involved in the Federation of Exchange Accommodators (FEA), the national trade association for the 1031 exchange industry. The FEA guides professional Qualified Intermediaries with best practices, ethics, and technical standards. Marissa serves on the Board of the FEA and has contributed on the Ethics and Marketing & Communications committees. She also served on the CES® Certification Council, including as Chair.
Marissa earned her Certified Exchange Specialist® (CES®) designation in 2008. FEA CES® designees have demonstrated expertise in Section 1031 and have been in the industry for a number of years.

Great company, fireworks, and the Reading Fightin’ Phils made for a great night with the 1031 CORP. Team in June. Members of our Collegeville office, their families, and several national 1031 CORP. teammates visited and cheered on the Minor League team on a beautiful Wednesday night in Reading, Pennsylvania.
The Phils’ mascot, Screwball, paid us a visit and all the kids enjoyed the traditional Pennsylvania baseball treats, ice cream and icy, flavored “water ice.”
The Fightin’ Phils are a Double-A team in the Northeast Division, Eastern League, affiliated with the Philadelphia Phillies. Their home is the FirstEnergy Stadium. Go R-Phils!

Security is also an important value for us. Security of your exchange funds is paramount. We want our clients to have confidence that their investment is safe. Security is one of the most important considerations of a Qualified Intermediary—it’s critical that we meet that high bar.
How did you come to the 1031 exchange industry?
I started in the 1031 exchange industry in 2004, working for another Qualified Intermediary until 2007. My job was to screen inquiry calls and set up exchanges in the database. I’d pass the inquiry calls on to the exchange officer to handle the file. I had the opportunity to hear our customers’ circumstances first-hand, because I screened all calls coming in.
Between 2014 and 2017, I worked in the title industry. I handled lien searches statewide and worked hand-in-hand with clients to make sure the property was clear before closing. Lots of customer service, research, and coordination with municipalities and the title company. I also worked for the sales team, supporting company business development advisors throughout Florida.
In 2022, I came to 1031 CORP. I am an Exchange Coordinator and support my Exchange Officer, Cindi Platt-Elliott. There was a learning curve, but I’ve gotten comfortable with the ins and outs of the process. I talk with a lot of title companies. I obtain copies of the sales contracts and other necessary documents to initiate the exchange, open the exchange bank account and do everything to keep the exchange easy for my clients and the other parties in the transaction.
I love that I work so much with the functions of the exchange. I get to talk with clients and help as a guide. It’s been great to grow in the role.
