FAQ: Property Taxes, Exemptions and General Information

Tis the season….for receiving and paying county and city property taxes. There’s always some confusion as to what is expected of someone who sold property during the year. As a courtesy, if this applies to you and you receive the tax bill, you should forward it to the purchaser as soon as you are able. This is particularly important if the buyer paid cash for the property. Most mortgage companies will examine the tax rolls to locate the tax bill in order to pay it from its customer’s escrow account. 
 However, no such failsafe exists for a cash buyer. An unpaid tax bill could result in a lien being placed against the title by the tax authority, and ultimately could lead to a tax foreclosure sale and forfeiture of the property by the buyer. Be aware and do your part: mail that tax bill to the address you have for the buyer to help prevent unnecessary penalties and forfeitures.
