January Housing Market Shows Signs of Opportunity

Naples, Fla. (March 8, 2019) - The year is off to a good start for homebuyers. Beyond escaping frigid temperatures up north, visitors looking to purchase a home in the Naples area during January were pleasantly surprised with their options as inventory levels increased 7 percent to 8,154 homes for sale in January 2019 from 7,605 homes for sale in January 2018. The good news didn't stop there for new homebuyers in January as median home prices increased by only 1 percent to $325,000 in January 2019 from $322,500 in January 2018, according to the January 2019 Market Report released by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island). A new statistical reporting system with enhanced formats and data capture features was adopted by NABOR®. The January 2019 Market Report was prepared using the new system.
 
Broker analysts reviewing the new report were quick to point out that a rare occurrence in January 2018 contributed to a reduction in overall closed sales reported in January 2019. Namely, that a developer added 79 newly constructed high-end condominium closed sales to the MLS during the month of January 2018. To further clarify, the actual "sales" were made over a three-year period, but the sales data for all 79 units was input into the MLS over a three-week period in January 2018. Consequently, this data is reflected in the monthly statistics as a 160 percent decrease in overall closed sales for homes in the $1 million to $2 million price category. It is for this reason that the January 2019 Market Report has been clarified to also reflect the removal of these anomalous sales in order to show a truer comparative analysis of the data.


Dear Homebuyers: Please Stop Thinking You Need 20% Down!

NEW YORK – Feb. 18, 2019 – First-time buyer surveys consistently show the top hurdle to homeownership is saving up for the down payment. But potential home shoppers may be misunderstanding the amount of money they really need to buy a home.

"Paying 20 percent down is, quite frankly, a myth," Karen Hoskins, vice president at  NeighborWorks , told HouseLogic. "Most buyers pay only 5 percent to 10 percent down – some even pay zero."

Several assistance programs can help buyers with down payment concerns break into home ownership. For example, 69 percent of about 2,500 home buying programs tracked by  Down payment Resource  offer down payment assistance. The average amount of assistance from these programs tops $11,000.

HouseLogic   offers several places where buyers can search for down payment assistance, including through national government programs. The Federal Housing Administration offers loans to first-time buyers with down payments as low as 3.5 percent. Programs like the USDA Rural Development Loans and VA Home Loans offer eligible buyers zero-down payment loans.

U.S. Pending Home Sales Rose 4.6% in January

WASHINGTON—The number of existing homes that went under contract in the U.S. rose strongly in January, a sign of improvement for the housing market at the start of the year.

An index measuring pending home sales—a gauge of purchases before they become final—rose 4.6% to a seasonally adjusted reading of 103.2 in January, the National Association of Realtors said Wednesday.

Economists surveyed by The Wall Street Journal had predicted a 0.8% increase in January’s sales. The index was down 2.3% in January from a year earlier.

Average January home-sale prices up 9% in Northeast Ohio

CLEVELAND, Ohio –– Home prices continued to rise in Northeast Ohio in January, with the average sale price of a house in the region increasing 9 percent from a year ago.

That’s according to multiple listing service data that capture most new and existing home sales across an 18-county area.

In Northeast Ohio last month, the average sale price of a house climbed to $162,941, according to  Yes-MLS  data. The average sale price for condos in the region, $141,691, was nearly flat compared to the same month in 2018.

In Cuyahoga County, average home prices grew 7.7 percent over last January, to $164,006. In Summit County, where Akron is located, the average home-sale price, climbed to $170,097, a 9.1 percent year-over-year increase.
