SWEET SUCCESS

Staged to Sell in Just 3 Days!

Some homes already have great bones, but staging is what brings out their full potential. That was exactly the case with 7407 S Reach Drive in Fairfax Station, a stunning South Run property that went under contract in just three days after staging.

This home, situated on nearly half an acre of mature, tree-lined land, offers more than 4,500 square feet of living space, designed for both comfort and elegance. With four bedrooms, three and a half bathrooms, and gleaming hardwood floors across the main level, the house had plenty to offer.

The layout included a formal living room and dining room, a family room with built-in shelving, and a spacious study—each space thoughtfully styled to highlight its purpose.

The kitchen flowed seamlessly into the family room and informal dining area, creating the kind of open floor plan that today’s buyers love.

Before staging, the home had been on the market but struggled to capture the right attention. Once our team transformed the space, however, everything changed. By using carefully curated furnishings, artwork, and accessories, we brought warmth to every room and emphasized the home’s natural flow.

Realtor Marion shared her experience: "Staged Interiors did a phenomenal job presenting my listing at 7407 S. Reach Dr., Fairfax Station, VA. Their stunning staging highlighted the home’s most special features while professionally downplaying the natural quirks that every property has. Thanks in part to their expertise, the home went under contract in just three days with multiple offers. Many thanks to Staged Interiors for playing such a key role in this success!"

That ability to create an emotional connection made all the difference. Just three days after staging, the home received strong interest and went under contract. This sale is another reminder that buyers don’t just purchase houses—they fall in love with the lifestyle staging helps them envision.

TRICK OF THE TRADES

Ditch the Duct, Save the Leather

Sometimes, even the most carefully staged pieces get a little wear and tear—like sticky duct tape residue on a leather chair or ottoman. Instead of tossing it or letting it sit with an unsightly mark, a simple leather repair kit can work wonders!

First, gently remove any residue with a soft cloth and a little mild cleaner. Then, use the repair kit to fill in scratches or discoloration. Most kits come with color-matching compounds, so you can blend the repair seamlessly with the rest of the piece. In just a few minutes, your leather looks good as new—ready to shine in your next staging or home setup!

Here's a before:

and after:

Pro tip: Always test the repair compound on a small, hidden spot first to make sure the color matches perfectly.

BEHIND THE SCENES

A Trip to High Point for Fresh Finds

Our team recently made the long 6-hour drive from Chantilly, VA to High Point, North Carolina—the furniture capital of the world—to hand-select new pieces for our inventory. While it was a full trip, it was absolutely worth it. We’re always willing to go the extra mile (literally!) to ensure our clients have access to the very best inventory for their staging projects.

One of the highlights of the visit was exploring Classic Home, a brand we love for its craftsmanship and timeless style. From elegant accent chairs to statement-making tables, we carefully chose pieces that will bring both beauty and versatility to the homes we stage.

Trips like these remind us why we love what we do. Every piece we select is chosen with care, with our clients and their buyers in mind. We’re excited to start showcasing these fresh finds in upcoming projects—and we can’t wait for you to see how they transform each space.
