The Great Disruptor

The "Great Disruptor" has finally arrived in residential real estate. Many hope this spawns a purging of agents across the US. Uber is an excellent choice for part-timers - not real estate professionals.

 

You've heard the big news by now. NAR got themselves, and our industry, into quite a mess. This organization needed a serious overhaul. But the core issue is how commission fees were charged to sellers in residential transactions.

 

Listen, commissions in real estate transactions have always been negotiable. Unfortunately, many residential agents, their brokers, and local MLS boards, didn't fully understand or comply with this concept according to our judicial system.

 

Commercial real estate is a whole different animal. Our world has always been about negotiating fees and they're all over the map. Fees for leasing vary depending upon what we're leasing. Commissions for selling commercial properties may include a coop fee for the buyer side or it may not. Fees for multifamily could be different than industrial or retail which are different than net-lease assets. It’s always been this way and it’s not a problem.

Obviously, the consumer should always be educated about commissions and fees and know they DO have a choice in the matter. They are the client. They are the boss. They’re the one paying the bill and they should be able to say yes or no to whatever they want. Just like an agent can say yes or no to any assignment.

 

True real estate professionals don’t fret over any of this. There’s simply no need for drama. “Oh Mark, you don’t understand… This is a big deal. This changes everything!”

 

Yep, real estate transactions are changing. Go figure. So is everything else. Will AI take over the whole process in due time and real estate agents will turn into a glorified concierge service? Maybe. Not just yet.

 

Great agents and brokers are worth their weight in gold. Just like great title closers or lenders. The “market” always determines value. It doesn’t matter if you’re a basketball star, teacher, or bartender. The best in our profession get more money & better terms for their sellers and save their buyers big money or from making huge mistakes. We get the work done.

 

Disruption is okay. In fact, it’s often a very good thing. Let’s be smart and innovate. Let’s use this opportunity to better serve our customers. No drama. Now, just back to business.
