The applicant was requesting approval of a development order for the construction of 10 townhomes in two 2-story buildings on their 34-acre property located east of US 41 and north of Broadway Avenue East on Estero Village Way.
The overall Downtown Estero project includes the construction of three apartment buildings, mixed-use buildings (apartment and retail), multi-family villas, commercial, supportive parking lots and utilities, three indigenous preserve areas, and the stormwater management system.
This project includes a road that will connect US 41 to Boardway Avenue East, which will be privately maintained but open to the public.
Public Comment: 1 resident spoke in opposition to this development.
The Board voted to approve this development order with staff’s conditions.
Public Information Meetings
The Board conducted three public information meetings on Tuesday. Public information meetings are held prior to decision-making meetings, and no voting occurs during these meetings.

The applicant presented their proposed application for a development order for Phase 1 of their project to be located on 46+ acres at the northwest corner of US 41 and Coconut Road, across from the Coconut Point Mall.
The first phase of the project will include the planned development master infrastructure, including stormwater retention, roadways, utilities, perimeter landscape buffers along the western, northern and eastern (US-41 frontage), and traffic signal or roundabout, at Coconut Road and Walden Center Drive.
In addition, Phase 1 plans call for 296 apartments and 25,000 SF of commercial uses. The planned architecture is Spanish Colonial Revival style.
The overall project includes 596 dwelling units, 82,000 square feet of retail and dining use, hotel with 260 rooms, 6,000 square feet of civic spaces, and 42,000 square feet of general and medical office use.
There will be, two-, three- and four-story buildings painted in shades of taupe and linen with dark bronze accents, with a maximum height of 70 feet, excluding architectural features. The two-story clubhouse will face the water feature. Most of the parking for this project will be hidden from public view, with some on-street parallel parking. They have an enhanced landscape plan throughout the community.
Public Comment: 6 residents spoke, 2 in support of the project with the rest expressing concerns regarding traffic and stormwater issues.

Via Coconut
Representatives for Via Coconut are requesting a zoning amendment to reduce/modify the residential building footprint, modify locations of parking areas, and reduce mixed-use buildings C & D to 2 stories.
Their revised plans still call for 330 rental units but reduce the footprint of Buildings A, B and E, reduce Buildings C & D by 1 story, increase open space, enhance and move the courtyard amenity to grade level as well as increase landscaping at the courtyards. Monthly rents are expected to range from $2,000 for the smallest units to $4,000 for the larger units.
Via Coconut is located on 20 acres south of Corkscrew Road and west of Via Coconut Point.

Pruitt Family Real Estate Holdings, LLC is looking for approval of a zoning amendment to revise the architectural elevations, the schedule of deviations, uses and conditions of approval.
The applicants are a local family-owned accounting firm which plan to move their offices into half of this building, with the remaining space being office space for other professionals. They are requesting to amend the commercial planned development zoning with 6 deviations. They plan to remove one driveway into the property, leaving the one located nearest US 41, and they plan to have buffers along all four sides of the building.
The Old Post Office is located at 8111 Broadway East.
The next Planning Zoning & Design Board meeting will be held at 4:30 p.m., March 12, 2024.
