IMPORTANT MESSAGE - E-bike Accident

On June 3rd, there was a serious accident involving an e-bike involving a juvenile. For the full article please click this link.

Please speak with your children about e-bike safety. Summer is a busy time of year, especially near and around the pools. With the pool being open, Swim Team events, and summer break, the parking lots, sidewalks and streets get extremely busy, and it's easy for little kids to be hurt by an e-bike if the rider is not using good judgement and riding cautiously. E-bike riders also need to be extra cautious as drivers and pedestrians do not always have time to react if e-bikes are darting out in front of them and not following the proper safety precautions.

For parents whose children ride e-bikes or scooters, please talk to them about safe handling and proper usage of these types of machines.

Dear Neighbors,

As we enjoy the peak of the growing season, we want to share a quick reminder regarding community standards for climbing plants and backyard structures. While we love seeing our community bloom, proper placement and support help protect home structures and maintain a tidy neighborhood aesthetic.

Please keep the following guidelines in mind for your backyard greenery:

• Deck Posts & Structural Support: Climbing vines and ivy should not be grown directly on or supported by deck posts, siding, or community structures, as they can cause structural damage and moisture issues over time.
• Fence Line Maintenance: To keep sightlines clear and ensure neighborly harmony, all plants, vines, and landscaping must be maintained and trimmed below the fence line, unless previously approved.

Celebrating Our Grads!

Dear Neighbors,

As the school year comes to a close, we want to congratulate all of our students on their hard work, achievements, and graduations!

To help families celebrate these wonderful milestones, the HOA Board is temporarily relaxing our standard sign restrictions.

🎓End-of-School Yard Sign Guidelines Details:

• What’s Allowed: School spirit, "Congratulations Graduate," and end-of-the-school-year celebratory yard signs.

• Timeline: Signs may be displayed starting immediately and must be taken down by Wednesday, July 1.

• Placement: Please ensure signs are placed neatly within your own front yard and do not block sidewalks, sightlines for drivers, or neighboring properties.

Standard HOA property guidelines regarding signs will go back into effect on July 2.

Pool Rules and Regulations

A friendly reminder to residents and their guests while using the pool. Please listen to the lifeguards when they are enforcing the pool rules and regulations. We ask that you adhere to the Swimming Pool Rules and Regulations.



As stated in the Rules and Regulations in Section II. Rules for Pool Use, No. 2. "The Lifeguards have the authority to enforce the rules to maintain a safe and healthy environment."

With annual inspections currently underway, please take a moment to check your account for any open violations you may have missed in the mail. Keeping track of your compliance ensures you can resolve issues early and avoid reaching a final notice, which includes a hearing date and potential fines added to your account.

Annual Property Inspections 

CAMP Management staff are currently performing annual inspections which will last throughout the Spring and Summer months. Please note that Staff will be wearing yellow vests clearly marked with "Dulles Farms" and will be taking photos of homes (front and back). All properties will be inspected for general maintenance including but not limited to; yard maintenance/mowing, landscaping, peeling paint, lamp posts, broken mailboxes, dirty siding, tree stake removal, improper installation of basketball hoops, etc.

If you need to drop off applications or paperwork after management office hours or during office closures, we do have a Dropbox located at the Westridge Clubhouse to the right of the front door. The address of the Westridge Clubhouse (HOA Management Office) is located at 25185 Chafee Circle.

Please keep in mind, we do not accept HOA Assessment checks at the office. These need to be mailed to the address listed on the statement.
