Habitat for Humanity Homeownership Opportunities
Seeking to put God’s love into action, Habitat for Humanity brings people together to build homes, communities, and hope. They build strength, stability, and self-reliance through shelter. Since 1976 Habitat for Humanity has been helping people build or improve a place to call home.
Housing is expensive, and many low-income households struggle to obtain a rental and even to maintain their current apartments. Renters need to earn 2.5 times minimum wage to afford the average asking rent in Los Angeles County. In LA County 78% of extremely low-income households are paying more than half of their income on housing costs. Owning a home is almost unthinkable. Since 2005, homeownership has decreased 9.3%.
Habitat for Humanity is seeking to change that, one family at a time. Best known of Habitat for Humanity’s programs is the Homeownership Program. Families and individuals who live in substandard housing may qualify for this program to own their own home. Since the founding of SGV Habitat for Humanity in 1990, all families who have completed their homeownership program have had a 100% success rate with zero foreclosures or defaults.
Habitat for Humanity is a partnership, not a giveaway program. Habitat’s homeowner families buy the houses that Habitat renovates or builds, and the families personally invest hundreds of hours of their own labor working alongside volunteers to build their houses. As a result, Habitat for Humanity houses are affordable for low-income families, and the Habitat families have a vested interest in their own houses.
Habitat for Humanity is currently increasing homeownership opportunities in El Sereno. Over a 2+ year period they will sell between 15 to 25 homes including newly constructed homes and existing homes that will be renovated. Now through July 31, Habitat for Humanity is accepting applications for the first batch of homes available for sale. The application is available here: https://sgvhabitat.org/el-sereno/. These will be 1- and 2-bedroom previously built homes that SGV Habitat is renovating. The homes are available to purchase by income eligible, first-time homebuyers with households between 1 – 4 people. Homebuyers, at time of purchase, qualify for a monthly housing payment (mortgage, property tax and insurance) at 30% of their gross monthly income. Additional subsidies are provided to ensure affordability. Preference on 50% of the homes will be given to those who live and work in El Sereno.
