On rare occasions a leatherback sea turtle will lay her nest on one of our beaches in South Walton. This amazing creature is the largest of all living turtles ... just look at the width of her track! Look at her little hatchlings that will become enormous! This leathery turtle can grow up to 7 feet in length and exceed 2,000 pounds. I remember growing up in Ocala, FL how much I loved looking for baby turtles in Salt Springs and Silver Springs. I love extending that excitement now to my 3 year old.

This week the median list price for Inlet Beach, FL 32461 is $1,449,000 with the market action index hovering around 28. This is an increase over last month's market action index of 27. Inventory has held steady at or around 217. Home sales have begun exceeding new inventory. This is a Buyer’s market so prices are not yet moving higher as excess inventory is consumed. If the tightening continues and the market moves into the Seller’s zone, we may see upward pressure on pricing.
This week the median list price for Santa Rosa Beach, FL 32459 is $875,000 with the market action index hovering around 33. This is an increase over last month's market action index of 30. Inventory has held steady at or around 376. While the Market Action Index shows some strengthening in the last few weeks, prices have not seemed to move from their plateau. Should the upward trend in sales relative to inventory continue, expect prices to resume an upward climb in tandem with the MAI.
This week the median list price for Miramar Beach, FL 32550 is $869,450 with the market action index hovering around 36. This is an increase over last month's market action index of 31. Inventory has held steady at or around 124. Home sales continue to outstrip supply and the Market Action Index has been moving higher for several weeks. This is a Seller’s market so watch for upward pricing pressure in the near future if the trend continues.

Check out the downward trajectory of the inventory in Santa Rosa Beach since July, 2017! Even since March of this year inventory is taking a steep drop. Our pending sales continue to explode and new listings cannot keep pace! I've never seen anything like this.
