Dear Friends,

 

As it gets darker (and colder) in the mornings, it's hard not to think about our sweet summer coming to an end.  Many of your kids have already started school or you are enjoying your last couple weeks before the grind begins (if it ever really stopped).  We want you to enjoy every last bit of this beautiful season, which is why this issue features more activities.  We are on the final week of Truckee Thursdays, Wednesday night Concerts in the Park and (our family favorite) the Thursday night mountain bike series at Northstar.  It's not all doom and gloom, fall here is an incredible season and with the late snow melt, there will be some beautiful fall hikes (the wildflowers are lasting forever!), mountain bike rides and water play in our full lakes and rivers.  

 

My cousin just recently came for a visit with his family (from the triple digit heat in Arkansas) and I got to play tourist for a week.  It was so fun to see all that this beautiful area has to offer from the crowded beaches at Sand Harbor to the zip line at High Camp (top of Squaw Valley).  We did local events, private river rafting (courtesy of Dinny's riverfront access), Aces game in Reno and s'mores at sunset.  It doesn't always take a long distance to experience a true vacation.  I am once again brought back to the beauty and unique "spice" of the Truckee/Tahoe area.

  • 1pm Start - Hike with your pet up Shirley Canyon. Meet in front of the Cable Car at 12:50pm

REGATTA WEEKEND AT TAHOE DONNER MARINA

SATURDAY: Boat building contest starting at 1PM.  Bring cardboard and ducktape (the only 2 legal materials) to compete in this family friendly event.  Awards broken down by age.

 

SUNDAY:Come compete in a variety of water sports including the first annual stand-up paddle board relay.

REAL ESTATE MARKET UPDATE FOR     

THE TRUCKEE/TAHOE AREAS

Total Sales 2011 Vs 2010:

 

 

Total Sales:  For 2011, there have been 664 residential properties sold in the market as compared to 641 for the same period in 2010 which is a 3.6% increase in sales.  Of the total sales in the market for 2011, 511 have been single family homes, while 153 were condominiums.

 

REO & Short Sales:  Of the properties sold, 138 have been REO's, (20.8%), and 101 have been Short Sales, (15.2%) which results in 36% of the properties sold being distressed properties.  In 2010 for the same period, there were 129 REO sales and 88 short sales or roughly 34% of the total sales.

 

Sales Price Range:  For the year, there have been 443 properties sold priced below $500,000, 169 properties sold between $500,000 and $1,000,000 and 52 properties sold over $1,000,000.

 

Median and Average Sales Prices:  The median sales price for properties sold year to date is $398,350 while the average sales price is $516,274. For the same period in 2010, the median sales price was $428,000 and the average sales price was $609,433 which is an (6.9%) and (15.3%) decline in price respectively year over year.

                                                                                                                               

 

Last Week's Sales:  For the week of August 8th a total of 17 properties sold which went up moderately from the previous week's sales of 13 properties.  Of the properties sold last week, only one (1) of the properties sold were priced over $750,000.

 

Pending Sales:  Currently there are 191 pending residential sales in the market which is up slightly from the previous week.  Of the pending sales, 16 are short sales and 19 are REO properties.
