500 North Michigan Avenue Update

This week, the Chicago Plan Commission (CPC) voted to approve the amendment to Planned Development 487, allowing the conversion of the office building at 500 North Michigan Avenue into a primarily residential structure.

As reported in Reilly Reports on July 19, 2024, the proposed project will transform the existing 24-story building into 320 residential units on floors 6-23, while retaining retail and commercial uses on the first two floors and office spaces on floors 3 to 5. The top floor will feature amenity spaces and a terrace, raising the building's height to 321 feet and 11.25 inches. To view the CPC Presentation, please click here

Alderman Reilly would like to thank SOAR, neighborhood residents, and local stakeholders for their invaluable feedback and suggestions throughout this process. Thanks to Alderman Reilly's successful negotiation, the developer has committed to enhancing the pedestrian experience and improving public access around the site. Planned upgrades include new landscaping, lighting, and a mural to beautify the walkway just south of the building as well as the lower level. Additionally, the developer will provide 68 valet-only parking spaces and a loading berth, with access from the lower level, minimizing disruption along North Michigan Avenue.

Next, this proposal will advance to the Committee on Zoning, Landmarks and Building Standards and City Council for further consideration at an upcoming meeting.
