Philadelphia Housing Market Shows Slight Increase at the Beginning of 2013

Econsult Solutions, Inc. most recent quarterly Real Estate Value Trends of the Philadelphia Housing Market shows slight increase at the beginning of 2013.  
House prices increased by an average of 2.3 percent citywide, signaling a mild reversal of the weak market from the previous two quarters.

Quality-adjusted prices of single family houses in Philadelphia increased by an average of 2.3 percent this quarter and are also up 5.6 percent from a year ago, signaling a mild reversal of the weak market from the previous two quarters.

Overall, there were 2,928 arms-length sales of single family houses this quarter. This is down 7 percent from the previous quarter, but still up 11 percent from the same quarter a year ago.

The Economy League of Greater Philadelphia (Economy League) and Econsult Solutions, Inc. publish a joint report that examines SEPTA's role in the Commonwealth's economy, analyzes the value of expanded Commonwealth investment in SEPTA, looks at SEPTA's stewardship of public funding, and how the agency compares to other large transit agencies. The report presents key findings designed to provide policy makers and stakeholders with information about state transportation funding in southeastern Pennsylvania as well as specifics about SEPTA's budget and performance.

Econsult Solutions, Inc. was engaged as a research partner with the Pennsylvania Economy League, Inc. (PEL) to provide economic research on the Medicaid expansion in Pennsylvania for PA Health Funders Collaborative (PHFC). Our team was responsible for leading the economic impact and fiscal analysis research and calculations. ESI regularly prepares economic impact estimates and cost benefit analyses in support of applications for:

 >The Transportation Investment Generating Economic Recovery (TIGER) Grants 

ESI is currently working with three public agencies preparing Benefit-Cost Analysis (BCAs) to help them show to what extent their project will have positive economic, transportation, social, and environmental impacts and achieve the desired outcomes of the TIGER program.

>EB-5 Immigrant-Investor Visa Program

ESI's expertise in RIMS II input-output modeling and familiarity with the  US Citizen and Immigration Services (USCIS) adjudication policies enables us to produce solid, defensible job creation projections in support of EB-5 program visa applications.

This spring ESI worked with clients seeking RACP funds for 16 projects. We provided them with economic and fiscal impact estimates and job creation forecasts.
ESI regularly examines projects to determine whether the jobs it will create can be matched by the labor supply available in the neighborhood.
