NEW LAND USE PLAN

FACT #2:

High Density Hubs on Highway 17 in Pawleys-Litchfield

December 19, 2024

Friends & Neighbors:

Did you know that the new Georgetown County Comprehensive Land Use Plan designates 8 High Density Hubs along Highway 17 in Pawleys Island & Litchfield?

To learn more, please click on the video below to view a 2-minute message from KIGA Legal Counsel & Executive Director, Cindy Person, explaining these new High Density Hubs and their impact on the Waccamaw Neck.

(CLICK on graphic for a brief glimpse of our future.)

This is part of Georgetown County's overall plan to generate more tax dollars by transforming the Waccamaw Neck Commercial Corridor from a charming strip of attractive retail shops, small local businesses and restaurants to a menagerie of residential mixed use place types, following in the footsteps of Myrtle Beach and Mount Pleasant.

BAD NEWS FOR LOCAL RESIDENTS & SMALL BUSINESSES

Our previous land use plan did not permit residential development in commercial areas of our Highway 17 Corridor. This dramatic change to now allow high density mixed use development on the Commercial Corridor will attract both big-box stores and big-time residential developers.

This is bad news for local small business owners who will struggle to compete with national franchises and deep pockets. It is also bad news for residents who face daily traffic, flooding, and severely over-burdened infrastructure.

WHAT CAN YOU DO?

We need your help to save our community before it's too late. KIG and KIGA work hard to hold Georgetown County legally accountable to follow the law in zoning and land use decisions. Our work is effective and it is making a difference, but it cannot happen without your continued support.
