Fairfield’s economic growth over the next 12-18 months will be fueled in large part by five industrial business expansions that began construction or were announced during the past year. 

Of the five business expansions announced in 2024, three projects were announced in the fourth quarter alone. Construction on all three projects should begin in early 2025.

Hit Promotional Products



A leader in the manufacturing and distribution of promotional products, Hit Promotional Products currently occupies approximately 350,000 square feet at the Fairfield Commerce Park development on Seward Road. In response to significant growth, the company now plans to relocate to a new 800,000 square foot building to be constructed at the southwest corner of Tylersville and Seward Roads. The project represents a $93 million investment and will retain 237 employees while creating 100 new jobs.

Pacific Manufacturing

Already the second-largest industrial employer in Fairfield, Pacific Manufacturing has announced another major expansion. The company is a Tier 1 supplier of automotive parts for Toyota, Subaru, Honda, and other major firms. Pacific has purchased additional acreage containing an existing building. Following renovations and expansion, the building will contain more than 122,000 square feet, giving Pacific a campus of five buildings totaling 950,000 square feet across 60 acres. The company will invest nearly $70 million in the project and has committed to retain 860 employees and create 96 new jobs.

Schneider Electric



A Fortune Global 500 firm, Schneider Electric has been a part of the Fairfield community since 2018. The company plans to retool its existing 225,000 square foot facility on Union Centre Boulevard to manufacture advanced energy meters, battery backups, programmable logic controllers, other electronic components. The project includes $25 million in building and machinery upgrades, the retention and upskilling of 169 existing positions, and the creation of 100 new jobs. The company also plans to open a second Fairfield area facility within the Joint Economic Development District (JEDD) on Seward Road in Fairfield Township.

Construction is largely complete on a new roundabout at the intersection of Tylersville and Seward Roads. The project is the second of four phases of improvements planned for the northern section of Seward Road. Phase 1 widened the roadway to three lanes in the area of Fairfield Logistics Center industrial park and was completed by developer Al Neyer in 2023.

Later in 2025, construction is anticipated on Phases 3 and 4. Phase 3 will realign and soften the back-to-back curves on Seward Road just south of the entrance to Fairfield Logistics Center. Phase 4 will regrade the approaches on either side of the Norfolk Southern railroad crossing.  Economic development-related grants awarded by the Ohio Department of Transportation and Ohio Department of Development will provide $1 million towards the estimated $1.25 million cost of the Phase 3 and 4 improvements.



When all phases are complete, more than $3.6 million will have been invested to upgrade the northern Seward Road corridor from a narrow country road to a modern industrial thoroughfare. Of the $3.6 million invested, the city is expected to contribute less than $950,000 thanks to local and state government partnerships and developer funding.

The Fairfield Chamber of Commerce has officially relocated to new office space at 700 Nilles Road in Fairfield’s Town Center. This location provides for higher visibility and enhanced space and amenities for members. The newly-renovated space allows chamber members and visitors to have access to a training area with space for up to 50 people, a member lounge, a small kitchen area, and an accessible bathroom. The more than 300 members of the Chamber will be able to use the office to hold small meetings, work in between appointments with complementary wi-fi, or host training sessions or other employee events.

Fairfield’s newest housing subdivision, Whispering Hill, is set to break ground in summer of 2025. Located on South Gilmore Road north of Mack Road, the development will offer 68 paired single-family for-sale villas. The project, recently approved by Fairfield Planning Commission and City Council, will be developed by M/I Homes.

Located on a 17.9-acre site near Mercy Health-Fairfield Hospital, the development will feature homes ranging from 1,500 to 3,200 square feet, with options for two, three, or four bedrooms and either a second floor or basement. While exact prices will be determined as construction is completed, the units are expected to range from the upper $300,000s to the upper $400,000s. The villas will provide a modern, low-maintenance living option with each homeowner owning the land beneath their unit. A homeowners association will maintain common areas.

A new public event to highlight growth and development in the City of Fairfield and Fairfield Township will premiere in February. Dubbed as "Focus on Fairfield," all business leaders, residents, and other interested parties are invited to attend the luncheon on February 12th at the Fairfield Community Arts Center.

The Cincinnati Center for Autism has formally opened its new facility located at 100 Commercial Drive. The state-of-the-art center is designed to provide comprehensive support and resources for individuals on the autism spectrum and their families. Founded two decades ago, Cincinnati Center for Autism relocated from Springdale and renovated a vacant office building in Fairfield’s Route 4 corridor.

With an expanded space, the new location offers enhanced therapy rooms, sensory-friendly environments, and dedicated areas for social skills development. The center’s mission remains focused on empowering individuals through tailored programs that promote independence and social integration.

Busway Lane Land

Located between Gilmore Road and Route 4, the Busway Lane land site offers more than 50 undeveloped acres for industrial development. The property is owned by CSX Transportation, which seeks a rail user for the site. Access to the contiguous CSX rail line is available.
