Momentum into 2021
On the heels of a challenging 2020 for many residents and businesses, much good news is on the horizon for 2021 in the City of Fairfield.

Industrial activity remains strong, with several new tenants signing leases in the city. West Chester Protective Gear will be locating in a 176,000 sq. ft. facility at 630 Commerce Center Drive, a new speculative building developed by Becknell Industrial. Occupying 21,000 sq. ft., ProPak Solutions is beginning operations at 9530 Le Saint Drive. Finally, the Multi-State Center East (MSCE) for the Library of Congress National Library Service for the Blind and Physically Handicapped, an affiliate of Clovernook Center for the Blind, has leased 57,000 sq. ft. at Port Union Commerce Park.

New dining options continue to be added along the Route 4 corridor, including the recently-opened Dickie's Barbeque and Dreams BBQ. In center of the corridor, Graeter's Ice Cream is opening as part of the Jungle Jim's expansion, which is further highlighted below. Later this year, interior build-out is projected to be completed on the new Panera Bread location in front of Shared Harvest Food Bank. Immediately to the north of Panera, ground will be broken for a new Dairy Queen restaurant later this year.
Jungle Jim's Expansion Wrapping Up
Construction is wrapping up on the new front addition to Jungle Jim's International Market. Encompassing 17,000 sq. ft., the new space provides a grand entryway for the market, a podcasting studio, and three tenant spaces.

Fifth Third Bank was the first tenant to open. The bank's new space follows Fifth Third's NextGen branch design, which features new and different types of spaces for customers to interact with employees.

Many residents were also excited to see Graeter's Ice Cream, a Cincinnati icon, added to Jungle Jim's tenant list. The new store features a drive-thru window for customers on-the-go, partially hidden behind a giant Black Raspberry Chip ice cream cone.
DDC Launches Rapid COVID-19 Testing

Fairfield-based DNA Diagnostic Center (DDC) has opened a new rapid COVID-19 testing center in the parking lot of its facility at 1 DDC Way, near the intersection of Route 4 and Muhlhauser Road. DDC offers a quick (15 minute) on-site antigen-test result for travel and other purposes, as well as a lab-verified PCR diagnosis (24 hours).

The rapid-speed of the results allows individual and businesses to receive a quick diagnosis and make determinations about returning to work, travel, and other activities. Appointments are readily available and can be made online.

Fairfield Commerce Park Update

Strong momentum continues at Fairfield Commerce Park on Seward Road, where the first two speculative buildings are ready to be prepped for tenants. Developed by Ambrose Property Group of Indianapolis, the 137-acre industrial park is targeted for e-commerce, general distribution, and manufacturing firms. The project represents a total investment exceeding $100 million.

The first two buildings front directly on Seward Road and contain roughly 550,000 sq. ft. combined. A third building, located on an extended section of Mercantile Drive, will add another 600,000 sq. ft. and feature a cross-dock design (rendering below). Construction on the third building is anticipated to begin this summer. The balance of the site can accommodate at least one more industrial building, in addition to the existing office building that is being marketed to new office tenants.

Clippard Celebrates 75th Anniversary

Clippard Instrument Laboratory celebrated 75 years of operation in February. Founded in Cincinnati by William Clippard in 1946, Clippard now has major operations located in both Colerain Township and the City of Fairfield. The company develops and manufactures pneumatic devices widely used for control, interface, sensing, logic, and actuation functions. Boasting more than 5,000 products, some of Clippard's standard products include valves, cylinders, fittings, push buttons, and stainless steel cylinders. During the COVID-19 pandemic, Clippard has increased production to meet high demand for a number of products, including components used in medical ventilators. Clippard's Fairfield operation (pictured below) is located on Thunderbird Lane and opened in 1997.

PROPERTY HIGHLIGHT:

Pleasant Avenue & John Gray Road

Located at the southern entrance to Fairfield along U.S. 127, the northeast corner of Pleasant and John Gray offers both land and existing building opportunities. The existing building contains 11,716 sq. ft. of commercial space. The largest space, most recently occupied by Family Video, totals 7,121 sq. ft. and can be subdivided. The balance of the site contains close to 10 acres for new development, including one outlot located directly on Pleasant Avenue. Recent traffic counts show more than 20,000 vehicles per day traveling along Pleasant Avenue. Legacy Commercial Property controls the site and will consider offers for both sale and lease.
