Hilco Vision Sets Sights on Fairfield
An industry-leading global eyewear and eye care solutions company will be the first tenant at Fairfield Commerce Park. Hilco Vision, headquartered in Massachusetts, has signed a 12-year lease for the entirety of Building 1. Hilco produces eyewear solutions, including cases, lens cloths, lens wipes, and kits, for retail consumers as well as products and tools for corporate clients. The company will manufacture lens care and personal branding solution products in Fairfield.

Hilco expects to create 150 new jobs in the next year, with a goal of reaching 200 employees by 2024. The company is currently recruiting and hiring for various positions, including technicians, production operators, and administrative support roles. Fairfield Commerce Park is a 137-acre Class A industrial park under development on Seward Road. When complete, the park will include more than 1.5 million square feet of industrial space targeted for e-commerce, general distribution, and manufacturing firms. 
Mercy Health Investing on Patterson Drive
Construction is underway on Mercy Health's new Fairfield Internal Medicine location in the former Planet Fitness building at 544 Patterson Drive. The $2.2 million project will create 30 exam rooms and a lab that will be open to both the community and patients of the practice. Fairfield Internal Medicine is currently located on Sandy Lane and will be able to expand by adding two additional physicians with the relocation.
Trew Automation Opens Fairfield Headquarters
A rapidly growing start-up company has relocated from Deerfield Township to a 235,056 square foot suite at Union Centre Industrial Park. Trew Automation provides engineering, software, and hardware to design, build, and maintain conveyer systems for e-commerce and other distribution facilities. Trew was formed in January 2019 building on 20 years of operational experience from two well-established companies, Hilmot and Tech King Operations.

The new Fairfield location will serve as the headquarters for the company and also provides substantial space for Trew to establish a local manufacturing presence and to construct demonstration conveyer lines for customer viewing. Approximately 100 employees are currently based out of the facility, with continued growth expected as the manufacturing operation ramps up in the next year.
Small Business Grants Available
Four grant programs for small businesses have been established by the State of Ohio. These Investing in Ohio's Future grants will make available $155 million for targeted businesses that have suffered significant losses during the COVID-19 pandemic.

The programs include:

• Food and Beverage Establishment Grant: This program will provide grants of $10,000, $20,000, or $30,000 to restaurants, bars, coffee shops, and other food and drinking businesses. The amount of individual grants to eligible businesses will be determined by the business’ loss of revenue in 2020.

• Entertainment Venue Grant: This program will provide grants of $10,000, $20,000, or $30,000 to theaters, music venues, spectator sports venues, museums, and other entertainment venues. The amount of individual grants to eligible businesses will be determined by the business’ loss of revenue in 2020.

• Lodging Grant: This program will provide grants of $10,000, $20,000, or $30,000 to hotels, motels, and bed and breakfast operations. The amount of individual grants to eligible businesses will be determined by the business’ decline in occupancy rate in 2020.

• New Small Business Grant: This program will provide grants of $10,000 to small businesses that were established between Jan. 1, 2020, and Dec. 31, 2020.

South Gilmore & I-275 Ramp Project Starting
Construction will begin soon to add an extra lane from South Gilmore Road onto I-275 westbound. The additional lane will begin at Omniplex Drive and continue onto the ramp to ease congestion throughout the South Gilmore Road corridor.

The city is administering the project in coordination with the Butler County Transportation Improvement District (BCTID) and Ohio Department of Transportation (ODOT). Weather permitting, roadway construction will be complete in early 2022.
Fairfield Sees Population Growth
According to newly-released 2020 U.S. Census results, the City of Fairfield welcomed nearly 2,400 new residents over the last decade. The population of the city is now 44,907, which represents a 5.6% increase since the 2010 U.S. Census.

Fairfield Commerce Park Existing Building

Located near Route 4 at 9450 Seward Road, the existing building at Fairfield Commerce Park offers 270,506 square feet. The building was originally constructed for industrial use and later renovated into office space. The property remains viable for office use, with recent upgrades completed by the former tenant, Liberty Mutual Insurance. The structure and existing zoning also easily permits the building to be retrofitted back to industrial use, as demonstrated in the below video. Ambrose Property Group, developer of Fairfield Commerce Park, owns the structure and is willing to work creatively with prospective occupants. CBRE has the building listed for sale or lease.
