Fairfield Commerce Park Success Sparks Growth
Fairfield Commerce Park, a major new industrial park on Seward Road, has been so successful that its developer has acquired more land to develop a fifth building.

Ambrose Property Group acquired the 137-acre former campus of Liberty Mutual Insurance in 2019. Since that time, Ambrose has extended Mercantile Drive and constructed three Class A speculative industrial buildings. These first three buildings are fully leased, housing tenants Hilco Vision, BakeMark, National Distribution, Graybar, and Hit Promotional.

Construction on a fourth building is well-underway. The fourth building is already two-thirds leased to a tenant, leaving less than 100,000 square feet of the constructed 1.4 million square feet still available for lease. The first four buildings represent more than $100 million in investment.

Seeing the success in the Fairfield market, Ambrose recently closed on an additional 27 acres directly across Seward Road to add a fifth building. This building will total just over 200,000 square feet and constitutes nearly $20 million in additional investment. Completion of the fifth building is expected to bring total employment at Fairfield Commerce Park to more than 800 workers.
Project Receives Recognition

The Cincinnati/Northern Kentucky Chapter of NAIOP, the Commercial Real Estate Development Association, recently recognized Fairfield Commerce Park (Buildings I-IV) as the “Industrial Deal of the Year.” Congratulations to Ambrose Property Group on this recognition. 
Zoning Code Revamp Continues
The 18-month effort to comprehensively review and update Fairfield’s Planning and Zoning Code is ongoing. This code guides development throughout the community. It sets standards as to how land can be used such as placement of a building on a lot, how tall a building can be, and the type of signage that can be used to advertise a business. The current code language was originally adopted in the 1980s and has been updated in segments over time. The update process follows the completion of the 2019 Fairfield Forward Comprehensive Plan, which provides a vision and recommendations for improvement of the community.

The planning firm of McBride Dale Clarion coordinates with city staff and an advisory committee to draft code updates. Draft chapters on the subjects of Overlay Districts (including Planning Unit Development and design guidelines for four areas) as well as Dimension and Design Standards (lot requirements, building height, density, etc.) were recently completed.

PromoSpark Expanding in Fairfield
A woman-owned small business is expanding its physical footprint in Fairfield. PromoSpark, which is currently located on Hicks Boulevard, specializes in branded apparel and customized promotional products. The company is celebrating twenty years in business and has experienced steady growth in recent years.

After exploring multiple locations for an expansion, PromoSpark choose to stay in Fairfield and purchased a nearly 5-acre site at 300 Osborne Drive. Construction has commenced on a 12,000 square foot building to serve the company’s office and warehousing needs. PromoSpark currently has more than a dozen employees and expects to grow that number with the new facility.
Groundbreaking Held at Seward Pointe
Mayor Rhodus and other officials gathered recently for an official groundbreaking for Seward Pointe Commerce Park. Developed by Brennan Investment Group, the nearly $45 million project includes the construction of two Class A industrial buildings near Takumi Stamping. This new industrial park will have access from both Symmes and Seward Roads.
Prologis Constructing Building on Bypass 4
Construction is underway at the intersection of Bypass 4 and Port Union Road on a new 150,000 square foot industrial building. Known as Fairfield Crossing, the project is one of several speculative industrial projects actively under construction in the Fairfield market. Prologis, a major real estate investment trust headquartered in San Francisco, is developing the new building. The project is fully market-driven and received no local incentives.   
Fairfield FYI App
The city has launched a new tool for residents and businesses to connect with the city. Known as Fairfield FYI, the app allows users to report non-emergency items to the city—everything from property maintenance issues to drainage or roadway issues. Users can then track responses from city staff and see how issues are addressed. The app is available for download via the App Store and Google Play.

3865 Symmes Road

Located near the start of Union Centre Boulevard, the industrial property at 3865 Symmes Road offers 22,832 square feet on a 1.56 acre site. Constructed in 1992 and expanded in 1998, the building includes 1,680 square feet of office space, 20-22’ clear height ceilings, four dock doors, and one drive-in door. Jeff Wolf & Partners has the building listed for sale.
