A quick market update for buyers, sellers and investors in Boulder Valley real estate.
Rich's Boulder Valley Real Estate Report
Quick Market Update
In talking to clients and other brokers last month, I noticed a sense that the market is slowing down. Summer is generally a slower time in real estate with people taking vacations and getting ready to go back to school. But looking at the numbers, the market is actually more active this year than it was a year ago. Appreciation is leveling off (single-digit this year compared to double-digit last year), but the number of transactions is up 3.3% from a year ago. The reason for slower appreciation is that the number of homes for sale is up 10% from a year ago. Looking forward from today, school is back in session, we are past Labor Day, and I can tell you that I am seeing increased activity. It looks like the market will remain strong at least until the holidays. If you are considering buying or selling, fall can be a strategically good time to be in the market. I'm happy to help. Please don't hesitate to call me with questions about opportunities for your specific situation. - Rich (303) 931-6979
