Last month 's newsletter featured a few of our recently staged houses and apartments. We have a new staging we are featuring this month.  It's a $5.995 million penthouse apartment at Toll Brothers' 160 East 22nd Street, in the Gramercy Park area. This penthouse boasts 3 bedrooms and a rooftop terrace with amazing views of the Park and lower Manhattan.

This $5.995 million 3 bedroom, 2 1/2 bath apartment located at 160 East 22nd Street in the Gramercy Park Area certainly wouldn't show well without being staged.  Buyers would not be able to envision where their furniture would go and if it would fit.

Tips and Tricks of the Trade: 
Shower Design: Tricks with Tile and Other Material!

If you're looking to freshen up your shower design, Houzz contributor Yanic Simard of Toronto Interior Design Group says to, "Try using smoky gray glass, reflective mirrors or graphic tile for a look that's low budget but will still wake you up every morning." Simard shares among other things below that playing with stripes, angles, tones and more can add drama to your shower enclosure. 

Vertical Stripes
Element 5 Architecture

Instead of adding a horizontal border, consider a vertical accent stripe to visually highlight the height of your shower while adding an unexpected bit of drama.

Y ou can also combine a horizontal band and a vertical one to create a layered look. Here, both of the flooring tiles are repeated on the wall, creating a backdrop to the shower fixtures and helping integrate the material into one palette for a look with lot of diversity but also a sense of harmony.  


Graphic Stripes


The stripes of colorful tile in concentric patterns give a shower lots of energy - this can be a great DIY project for those feeling a little handy.  

New Angles

Sometimes all you need to give a shower a dramatic new angle on the tile - specifically a tile cut at an unusual angle, rather than the more typical 90 degree. Use a contrasting grout to highlight the quirky shape and add to the veined look of a natural stone.  

                                     
Feature Flooring


If you love a wild tile but worry about how it'll look in a large area, apply it to just the shower floor. After all, it's a natural place for you to look while enjoying a relaxing shower.
