I hope you have all been enjoying the unseasonably warm and sunny weather. Everyone seems to have a smile on their face, which is great to see.  One of my favorite things to do in February is hiking to Phoenix Lake and Cataract Falls. The waterfalls are spectacular this year and do not disappoint. The unrivaled nature here in Marin makes it easy to stay healthy. MarketWatch ranks Marin County as the healthiest county in the United States. California is the only state with three counties in the top 10, all in the Bay Area. One of my favorite articles this month was in the Wall Street Journal. Seeing a few positive articles about San Francisco and the Bay Area is refreshing.  "Founders and investors who moved to Miami and elsewhere are returning to a boom in artificial intelligence and an abundance of tech talent...During the pandemic, scores of Silicon Valley investors and executives decamped to sunnier American cities...Four years later, that bet hasn't really worked out. San Francisco is once again experiencing a tech revival. Entrepreneurs and investors are flocking back to the city, which is undergoing a boom in artificial intelligence...Investors are also pushing startups to return to the Bay Area and bring their employees back into the office. San Francisco has largely weathered the broader crunch in startup funding. Investment in Bay Area startups dropped 12% to $63.4 billion last year. By contrast, funding volumes for Austin and Los Angeles, two smaller tech hubs, dropped by 24% and 42%, respectively. In Miami, venture investment plunged 70% to just $2 billion last year. The real estate market is heating up, and while it’s too early to make any forecasts for the spring market, buyers seem to be jumping back in. This month, there have been a few frothy multiple-offer situations that are reminiscent of 2021/2022. With a list price of $1,995,000, 210 Evergreen Drive in Kent Woodlands received eight offers and closed for $2,450,000 – 22.81% over the list price; 26 Baltimore Avenue in Larkspur was listed for $2,495,000, received seven offers and closed yesterday for $3,000,000 -20.24% over the list price; 19 Southview Terrace in San Anselmo was listed for $1,295,000, received 10 offers and closed for $1,750,000 – 35.14% over the list price.

Ready, set, go! The 2024 real estate market officially kicks off on March 1st and our team is hard at work prepping many fantastic listings (at all price points).  I cannot stress enough how important properly preparing a home for the market is to obtain top dollar, regardless of inventory and interest rates. There is a meaningful return on investment, and it ensures that your home appeals to today’s buyers who want inspirational and aspirational, move-in ready homes and outdoor spaces. It takes a team to do what we do and managing the pre-listing preparation process from start to finish is an important part of the listing process.
