February 2024

  Welcome 2024

We live in interesting times with mortgage rates hovering around 7% and a market full of question marks. Normally Spring inventory brings adjustments but prices remain doggedly high in Bed Stuy. There are quite a few really nice renovations mixed with overpriced untouched dreamers (11 Kane Place) and tiny boutique renos stretching what's possible (231 MacDougal). Some owners with homes needing work are getting the memo and making adjustments to compete . As always properly priced properties sell…overpriced properties sit. Don’t believe it.. check that  Days on the Market stat on each listing.

This  spring will feature fewer single family homes since Private Equity has purchased 26% of those properties all over the country putting a tremendous strain on options for first time buyers. This may not be as impactful here in the 5 boroughs to our large number of multi unit properties where owners rely on rental income.

The rental market is really “Hot” as in expensive with  2 beds averaging above $23-2400 pretty much everywhere u look. Lots of folks are staying put ,renegotiating leases and paying more to stay. I personally know several owners who’ve substantially increased (30%) rents on larger units.. 3 beds…duplexes and have retained tenants. Lucky, Lucky! (for the owner)

In closing, I wish you all the best and continued good fortune.
