Lease vs. Buy
 
If you are currently leasing your commercial space and have considered buying, this is an opportune time to make the move.  Prices are still low and interest rates are poised to go up.  It is also a good opportunity to expand, upgrade or relocate to a more convenient location.  Perhaps some other considerations may apply:
  • Suburban taxes are lower than Cook County
  • Shorter commute time
  • Retain equity through 1031 exchange
  • Low 10-15% down payment with an SBA loan
  • Long-term amortization of new equipment with an SBA loan
  • Solve problems; i.e., exposure, parking, loading, warehouse, etc.
  • Improve your image and credibility
  • Build equity by owning real estate as an asset
