Spring = Hopeful!


We wrote some of this at this time last year (and the year before no less!) and not much has changed.....


We feel we should make you aware we are still seeing difficulty across the boards for services and/or materials. Basically, nothing will be “inexpensive” and if it is, it won’t be readily available. There it is, in a nutshell. Acquisition time has ballooned and prices continue creeping.


This remains most prevalent with appliances but is seeping into just getting general services executed—because vendors are still feeling the impact of supply chain woes and the “great resignation”.

As hurricane season approaches in June make sure you are properly covered on your properties. Reach out to your insurance agent to verify your coverage.

 

Insurance companies are performing more inspections and are requiring 4-point inspections for system updates. Some of the items they are looking at are:


 1) Is the water heater over 14 years of age

 2) If the roof is 12 years are older the insurance companies are switching your roof to depreciated value schedules and no longer offer cost replacement.

3) The outgoing sewer lines may need to be replaced if they are cast iron or clay. 


Legislative Note:


  • The Delivery Of Notices Between Landlords And Tenants: SB 1164 and HB 615 allows landlords and tenants to send notices electronically via email if both parties agree through an addendum to the rental agreement and provide valid email addresses. Notices are considered delivered when sent unless they bounce back. The bill requires the sender must maintain a copy of the electronically sent notice and evidence of its transmission.


  • Recent actions: SB 1164 unanimously passed its first committee and is set to be heard in its second of three committees next week.
  • Recent actions: HB 615 passed its final committee and now heads to the House floor for consideration.
