Home Sales Slip—But an Icier Market May Help Some Buyers

Bad weather and fewer homes for sale may be bringing a deep freeze to the housing market this winter. Existing-home sales slipped in January, dipping 8.4% from December and down 4.4% from a year ago, according to the National Association of REALTORS® (NAR).

Much of the slowdown may be weather-related, but the cooler start also reflects low inventory levels and a modest rise in median prices. Despite the sales slide, buyers (particularly first-timers) may find new opportunities as affordability improves, with mortgage rates lower than last year and wage gains outpacing home price increases. Sellers continue to benefit from strong home equity, even as fewer homes are on the market.
