First Restriction Recorded for 2023
Program Preserves Homes for Residents
On October 2, BSCHT recorded the first Good Deeds restriction for 2023 on a single-family home in the Meadow. The local buyers used the funding as a down payment on their purchase.

Since launching in 2022, the program has restricted eight properties at an average cost of $84 per square foot.

HOW DOES IT WORK?
Good Deeds purchases deed restrictions on existing properties in exchange for 10-16% of the appraised value.

The deed restrictions transfer with ownership in perpetuity, making the program a lasting community investment.
The funds are not a loan and do not require repayment. Applicants making a purchase need a preapproval letter from a lender.
RiverView Apartments Construction
Available for Rent June 2024
In 2021, Big Sky Community Housing Trust announced its collaboration with Lone Mountain Land Company to build 97 apartments for locals. Construction of the units off Highway 64 began in May of 2023.
In September, BlueLine Construction finished installing panels for BSCHT's first building and plans to complete panels on the second building by the end of October.

BSCHT will rent to individuals with incomes between 30% and 80% of the Area Median Income. Rent will not exceed 30% of a household's income. (See chart below.)
LMLC's portion consists of apartments and single-occupancy residences. Throughout the summer, LMLC has stacked its 72 modular units on both the east and west ends of the development.

Lone Mountain Land will lease its apartments and dorms to local businesses to use as employee housing. LMLC has not finalized rental rates yet.
Interested individuals and employers: please join the waitlist to receive updates on the rental process. The waitlist is not prioritized as all potential tenants need to qualify.

Affordable and Stable Homes for Residents
Since becoming an independent nonprofit in 2020, BSCHT has permanently restricted 60 homes for 130 locals by building MeadowView Condos and reclaiming existing homes through Good Deeds.

Because a silver-bullet solution does not exist to solve Big Sky's housing crisis, BSCHT takes a multifaceted approach to creating homes for locals.

Created by the Big Sky Chamber of Commerce and Big Sky Resort Area District, Community Week is a "week-long celebration where we come together as a community to connect with neighbors, collaborate with partners and create solutions for all of Big Sky."

"Bozeman commissions amends, approves 'urban camping' regulations"

"Bozeman city commissioners voted in support of an amended ordinance that imposes a series of regulations on people living on city streets.

The proposed ordinance drew hundreds of public comments in writing and on Tuesday night, with many arguing that requiring people living in cars, tents or trailers on city streets to move would be punitive, and others demanding the city do more to tamp down on 'urban camping.'

Commissioners approved several amendments that softened the language of the ordinance, amending a proposal to require people to move campsites every five days to a 30-day limit and removing a line prohibiting the use of generators louder than 60 decibels.

Commissioners also approved an amendment to change the proposed fines from $100 per offense, to $25, but only after a person had been formally warned three times. Commissioner Christopher Coburn also added in to the amendment that a fine 'may' be levied, not 'shall,' to give officers leeway in enforcement."
