Flight Restrictions 01/08/2026 Update

We're writing to give you the latest on the year-round flight restrictions at Palm Beach International Airport (PBIA) implemented by the FAA on October 20th, following an order from the U.S. Secret Service. This is the 5th newsletter update. You can find previous ones here, here, here and here.


Property Value Impact



A Flamingo Park resident asked if, in light of the flight restrictions, they could contest their property assessment in the hopes of lowering their tax bill. We asked the Palm Beach County Property Appraiser about this. Here’s the response:


Valuation for property tax purposes is based on market changes. If sales prices indicate a neighborhood’s value is declining, then the Property Appraiser reacts and adjusts the value accordingly. 

 

If evidence shows that FAA flight restrictions have a lasting impact on property values, supported by verified sales data, the Property Appraiser’s Office will review the affected areas during the next assessment cycle. Any market-supported changes will be reflected in future assessments as required by Florida law.

 

At this time, there is no evidence that the recent FAA flight restrictions have affected real estate market activity or sale prices in the impacted neighborhoods. The Property Appraiser’s Office will continue to monitor sales activity to ensure property values remain fair and equitable based on actual market data


Tenant Gets Out of Lease


A renter in an historic neighborhood successfully broke their lease by arguing that flight restrictions made it impossible to enjoy their house and backyard. While the tenant didn't go to court, the landlord agreed to release them from the lease. It appears unlikely that the tenant would have prevailed in court as airport noise is outside of the control of the landlord and Federal law preempts states from regulating it under landlord-tenant statutes.


Frankel's meeting with Secret Service


Congresswoman Lois Frankel issued a memo to the community yesterday regarding her meeting with the U.S. Secret Service (USSS) on December 18th. In her memo, she states that she is pursuing meetings with the community, local officials, Airport staff, the USSS, and the FAA to discuss the possibility of scaling back the restrictions. A group of Palm Beach residents has started an online petition for urgent review and correction of the Federal Aviation Administration’s recent flight path changes that have redirected continuous, low-altitude aircraft over our homes. View the petition here.

We encourage you to contact the FAA to make them aware of the impacts of the recent FAA-implemented changes to the arrival and departure routes at PBI. Contact information may be found below.
