Article 7.5. Prohibition of Liens.


In some instances, you may enter into a contract with a contractor to do home improvements.


Per your COCLT Land Lease, the following guidelines are to be followed when working with contractors for home improvements:


Prohibition of Liens. No lien for services, labor or materials resulting from Homeowner’s construction shall attach to the title of the Land Trust to the Leased Land or to any other property owned by the Land Trust.


What is a Lien?

A lien is a claim against an asset such as your home that a contractor or other business can file legally if a contracting job or project remains unpaid by the homeowner. The lien against a home is used as collateral to satisfy that debt.

Space Heaters


Portable electric space heaters are often used in bedrooms and other living spaces for added heat on those colder days. Here are some tips to properly use and care for your space heater.


  • Before using any space heater, read the manufacturer's instructions and warning labels carefully.


  • Plug space heaters directly into a wall outlet. Do not use an extension cord or power strip, which could result in a fire.


  • Place space heaters on level, flat surfaces. Never place heaters on tables, furniture, or carpet, which can overheat and start a fire.


  • Space heaters must be kept at least three feet away from anything that can burn including papers, clothing, and rugs.

Continuing to budget during the holidays is crucial to maintaining responsibility and fun for your household. Here are some tips to help keep a balanced budget.


Using pen and paper to write down all your expenses and income is one easy way to track your household budget. Start with your needs and then calculate your monthly income to see what discretionary funds you may have some of your wants.


The envelope system is another option to track your budget. Money is placed in separate marked envelopes for each household expense. If there is any money left over, you can put it towards savings or additional spending money.


Spreadsheets are an electronic way to track all your income and expenses. You can color code and highlight different categories and manage your household budget.

Packages and Porch Pirates


Holiday time means your home may become more of a target for package theft. Here are some ways to keep your packages safe at your doorstep.


  • Video doorbells are the eyes and ears of your front door. Different video doorbells include Ring, Google Nest, and many more. Some video door bells have the option to send specific package delivery alerts to your phone.


  • During out of town times, put your packages on hold until you return. Packages can be held at your local post office.


  • Amazon package deliveries can be sent to an Amazon locker hub. This allows for your packages to be securely held until you have a convenient time to pick them up.
